TITLE

Assistant Director, Building Maintenance

JOB SUMMARY 

Performs responsibilities related to the provision of direction and supervision to building trades including managing the operation and maintenance of the Facilities Management and Construction Department’s Building Maintenance component. Directs the day-to-day and long-term activities of the component. Performs supervisory responsibilities over assigned trades. Coordinates operational activities relating to in-house renovations, maintenance repair, and build-to-suit projects. Assists with the coordination and oversight of planning and design for physical plant maintenance projects. Provides project management and oversight of deferred maintenance and capital renewal programs. Performs oversight of or assists with project management and design review of deferred maintenance project needs. Duties and responsibilities will cover Denton, Dallas and Houston as required. Works to integrate and manage deferred maintenance and Life Cycle tracking of building systems. Work is performed under general supervision and performance is based upon completion of assignments and results obtained. The performance evaluation is conducted through the performance evaluation system and in accordance with the University Policies & Procedures.

Supervises:     Denton Campus Building Trades personnel

ESSENTIAL DUTIES - May include, but not limited to the following:

                                                                                                         

• Performs responsibilities related to the provision of direction and supervision to building trades including managing the operation and maintenance of the Facilities Management and Construction Department’s Building Maintenance component. 
• Directs the day-to-day and long-term activities of the component. 
• Performs supervisory responsibilities over assigned trades. 
• Coordinates operational activities relating to in-house renovations, maintenance repair, and build-to-suit projects. 
• Assists with the coordination and oversight of planning and design for physical plant maintenance projects. 
• Provides project management and oversight of deferred maintenance and capital renewal programs. 
• Performs oversight of or assists with project management and design review of deferred maintenance project needs.
• Assists in planning, execution and tracking of Physical Plant deferred maintenance projects.
• Participates in developing designs and/or technical data from customer specifications while assuring that various codes and University requirements are met.
• Recommends criteria and/or standards for the design and development for University projects.
• Coordinates, supervises, and reviews work of consultants engaged to serve the University project needs.
• Assists in preparing project budgets and maintains approved budgets through completion of the project.
• Oversees the operation of the Denton campus Building Trades including the Electrical, Plumbing, Carpentry, Access Control, Painting trades.
• Establishes employee work schedules, conducts performance reviews, and assures adherence to safety protocols.
• Establishes goals and objectives for Deferred Maintenance including project identification, selection and tracking.
• Utilizes applicable software for the tracking and planning of maintenance projects. 
• Assists with the preparation, submittal, and updates of the FCI, campus master plan, space planning, and all associated reporting requirements.
• Establishes job standards for subordinate staff and effectively evaluates staff under charge. The performance evaluation is conducted through the performance evaluation system and in accordance with the University Policies & Procedures.

ADDITIONAL DUTIES

EDUCATION 

 Bachelor’s degree required. Mechanical or Electrical Engineering, specific certifications and licenses preferred.
