Job Title: Area Maintenance Manager
Department: D09 – Maintenance
Reports To: Facilities Manager
Status: Exempt, Full-Time (Salary)
Position Summary:
The Area Maintenance Manager at S.C. Swiderski (SCS) leads the company’s Maintenance function within a Matrix Organizational Structure that balances technical process ownership with service accountability to Property Management. This role oversees all Maintenance personnel—including Area Maintenance Leads, Maintenance Technicians (I-III), and Maintenance Coordinators—and ensures the safe, efficient, and high-quality operation, repair, and preventive maintenance of all SCS-owned and managed properties.

Job Duties:
Leadership & Management (35%):
- Lead and develop a high-performing maintenance organization consisting of Maintenance Coordinators, Area Maintenance Leads, and Maintenance Technicians, Levels I-III.
- Define and enforce Standard Operating Procedures (SOPs) for maintenance scheduling, preventive maintenance, work-order management, procedural processes, ticket escalation & conflict resolution
- Establish measurable KPIs (e.g., Average Time-to-Resolution, First-Visit Resolution Rate, Rework Frequency, Tenant Satisfaction Scores).
- Foster collaboration, accountability, and continuous improvement consistent with SCS values.
Strategic Planning & Coordination (25%)
- Operate within the Maintenance/Property Management collaboration model, aligning maintenance processes with leasing and tenant-service goals.
- Participate in recurring cross-functional meetings with Leasing Leadership to review service standards, escalate issues, and resolve conflicts.
- Participate in bi-weekly meetings to collaborate with other Area Maintenance Managers and Area Maintenance Leads
- Collaborate with the Facilities Manager on capital planning, budget forecasting, and resource allocation.
- Develop long-term maintenance and asset-management strategies to reduce costs and extend building lifecycle.
Operational Excellence & Process Management (25%)
- Direct day-to-day maintenance operations across all properties within the assigned region, ensuring safety, quality, and compliance.
- Develop and oversee preventive-maintenance programs and ensure adherence to schedules.
- Monitor vendor performance, procurement, and contractor compliance with safety and insurance requirements.
- Implement safety protocols consistent with OSHA 10/30 and SCS Safety Program standards.
- Administer and utilize Maintenance Management Systems (AppFolio or equivalent) to track performance metrics, manage work orders, and produce reports.
Financial & Administrative Management (15%)
- Prepare, track, and manage departmental budgets, ensuring cost-effective maintenance solutions.
- Approve purchase orders, vendor invoices, and maintenance expenditures in coordination with Accounting.
- Review and analyze maintenance data to identify efficiency gains and cost-saving opportunities.
- Manage inventory by analyzing counts, adjusting quantities based upon usage trends.
- Generate weekly and monthly maintenance performance reports for executive review.
Requirements
Qualifications:
Education & Licensure:
- Associate’s degree or equivalent in education and experience in Facilities Management, Construction Management, or Business Administration,
- Valid Wisconsin driver’s license required,
- OSHA 10 or 30 Certification (required or obtainable within 90 days),
- Technical certifications (HVAC, EPA 608, Plumbing, Electrical, etc.) preferred.
Experience:
- Minimum 10 years of progressive maintenance, construction, or property operations experience, including 5+ years in a supervisory or management capacity.
- Proven experience managing multi-site maintenance teams and working within a matrix or multi-department environment.<
