Description

The Maintenance Director is responsible for overseeing and coordinating all maintenance operations within a healthcare, long-term care, or assisted living facility. This includes managing the maintenance team, ensuring the facility and grounds are safe and well-maintained, and adhering to regulatory compliance and safety standards. The Maintenance Director also ensures that all mechanical systems, equipment, and utilities are functioning efficiently and effectively.

Key Responsibilities:

  • Team Leadership and Supervision:

    • Manage, supervise, and provide leadership to the maintenance staff, ensuring all tasks are completed efficiently and to a high standard.
    • Recruit, train, schedule, and evaluate maintenance staff, providing ongoing coaching and development opportunities.
    • Foster a positive work environment that promotes teamwork, professionalism, and safety.
  • Facility Maintenance and Repairs:

    • Oversee the general upkeep and preventive maintenance of the facility, including HVAC systems, plumbing, electrical, and mechanical equipment.
    • Respond to maintenance requests and prioritize repairs to ensure timely resolution of issues.
    • Ensure that the facility, grounds, and equipment are maintained in accordance with safety standards and regulatory requirements.
    • Perform routine inspections to identify potential maintenance issues and resolve them before they become major problems.
  • Compliance and Safety:

    • Ensure that all maintenance and safety procedures comply with local, state, and federal regulations, as well as facility policies.
    • Develop and implement preventive maintenance schedules for equipment, systems, and building infrastructure.
    • Collaborate with the administration and nursing teams to ensure that the facility meets safety and health standards for residents, staff, and visitors.
    • Prepare for and participate in inspections and audits, ensuring the facility is compliant with all regulatory agencies.
  • Budget and Resource Management:

    • Develop and manage the maintenance department budget, ensuring that repairs, equipment, and materials are procured cost-effectively.
    • Maintain records of all maintenance activities, including work orders, inspections, and repairs, ensuring they are accurate and up-to-date.
    • Manage vendor relationships and coordinate with external contractors for specialized repairs, ensuring work is completed on time and within budget.
    • Monitor inventory of maintenance supplies, tools, and equipment, ensuring proper stock levels and timely replenishment.
  • Emergency and Safety Preparedness:

    • Develop and implement emergency response procedures for situations such as power outages, equipment failures, and natural disasters.
    • Coordinate and participate in safety drills and ensure that the facility’s emergency systems, including fire alarms and sprinkler systems, are fully operational.
    • Be available for on-call emergencies and respond to urgent maintenance issues that may arise outside of regular working hours.
  • Collaboration and Communication:

    • Communicate regularly with facility leadership, staff, and residents regarding maintenance activities, timelines, and any potential disruptions.
    • Work closely with other departments, including housekeeping and nursing, to ensure that maintenance activities support the overall functioning of the facility.
    • Address and resolve any maintenance concerns raised by residents, families, or staff members in a prompt and professional manner.

Qualifications

  • Education: High school diploma or equivalent required. An associate degree or vocational certification in facility management, mechanical systems, or a related field is preferred.
