POSITION SUMMARY
The Associate Director of Building Performance and Sustainability will be primarily responsible for leading the development and management of broad-based, company-wide strategic energy, water and sustainability initiatives, integrating effective energy and water management throughout the Eden portfolio. This position also leads the capital projects planning process and preventative maintenance programming. This position will participate on cross-functional teams for the purpose of sharing department expertise from a broad perspective, to generate new ideas, better solutions and avert risk in both formal and informal settings. This position reports directly to the Senior Director of Asset Management.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Sustainable Design
- Assess Eden’s current sustainability performance and lead Eden’s green strategic goals and initiatives.
- Lead Eden’s greening and sustainability efforts; foster a culture of sustainability through organizational communications and education.
- Serve as central point of contact for any and all interfaces with staff and outside stakeholders on the subject of sustainability.
- Evaluate building performance and consult with Development on design and building performance standards during project development for acquisitions, new construction and major rehabs. Review plans and specifications from architects to ensure conformance with sustainable design goals and green building certifications.
- Serve as a subject matter expert to reach sustainable design solutions or establish Basis of Design alternatives for specific building scenarios.
Building Performance and Sustainability
- Research and leverage financial resources including incentives, rebates, grants available for portfolio greening opportunities. Select properties for these opportunities, evaluate the feasibility including coordination with Asset Managers and Real Estate Development department, and implement the work.
- Work with Facilities department to identify greening opportunities for planned capital projects. Provide resources, technical guidance and specifications for materials used/replaced throughout the portfolio to improve building performance, durability and occupant health.
- Supervise Capital Planning Analyst, lead review of Capital/Physical Needs Assessments; interdepartmental review process to develop standards for new PNAs; replacement reserve planning; prioritizing and scoping of capital improvement projects, where necessary.
- Supervise Capital Planning Analyst’s involvement in annual capital planning for Eden portfolio, ensuring planned work is being scheduled and completed. Supervise establishment of computerized maintenance management system and preventative maintenance programming.
- Supervise Sustainable Housing Analyst, as needed, delegating data analysis, and benchmarking and water/energy efficiency projects.
- Lead efforts to identify best and worst energy/water use performers across the portfolio and develop an action plan aimed at reducing energy/water and rubbish removal costs.
- Periodically review Conservice (utility bill provider) data quality and data completeness for entire portfolio with over 3000 utility service agreements.
