Reports any unusual occurrences to the Director of Maintenance and Nurse Manager. - Maintenance requests are completed in a timely manner.
- Orders stock items, such as plumbing supplies, electrical and equipment parts as needed.
- Responds to emergency repair calls.
- Maintains the schedule and procedures for lawn care.
- Never leaves tools and supplies unattended. All equipment/supply storage areas are locked at all times.
- Assists in the development and implementation of a preventive maintenance program for utility components.
- Maintains current operational manuals for all utility components.
- Performs regularly scheduled tests of the fire alarm system, including smoke detectors, and keeps current documentation.
- Investigates incidents involving utility components and makes recommendations to the Director of Maintenance.
- Maintains stock levels of materials and parts within the budgetary restraints.
- Demonstrates thorough knowledge of electrical, mechanical and HVAC equipment.
- Demonstrates thorough knowledge of safety and security policies and procedures.
- Always follows hand hygiene procedures.
- Demonstrates knowledge of and follows organization policies regarding the applicable National Patient Safety Goals. (See NPSGs and Universal Protocol Competency Form)

Department Routines - Able to describe, locate and/or demonstrate knowledge of:
MINIMUM EXPERIENCE REQUIREMENTS: Must have at least one year of experience in general maintenance work. Must have at least one-year experience operating a motor vehicle.
MINIMUM EDUCATIONAL REQUIREMENTS: High school education desired. Must be able to read, write and comprehend all instructions, complete reports as required, must pass basic Age and Disability Orientation and Cultural Diversification skills/knowledge testing.
SPECIAL SKILL AND KNOWLEDGE REQUIREMENTS: Must be at least 23 years of age. Must possess a valid Class D Louisiana driver's license. Must have a clean driving record.
Must have working knowledge of maintenance of commercial air conditioning systems and skills in painting, electrical work, plumbing, and carpentry work. Ability to read and communicate verbally. Ability to complete written requisition forms and read written maintenance work orders. Ability and willingness to supervise, work cooperatively with others, takes initiative and uses judgment in repairs, hazards observed and takes corrective action, in the most cost effective manner. CPI and CPR trained must demonstrate the knowledge and skills necessary to provide maintenance services appropriate to any age-related disability needs of the patients served.
PHYSICAL DEMANDS: Job is a very active one, which involves, walking, standing, sitting, climbing, reaching, stooping, crouching, lifting, carrying, handling, talking, and driving. Moderate to heavy lifting; uses ladder for climbing. Visual acuity, manual dexterity, and ability to handle stressful situations. Pushes and moves furniture; able to handle stress and demands.
