As a Maintenance Technician III - Specialist, you'll maintain related building facilities and physical plant mechanical equipment, with a specialized focus on HVAC repair and replacement, to ensure a reliable and safe environment for residents, visitors, and employees at Blue Skies of Texas. The trained and experienced MT3 Specialist will work independently and with Blue Skies and contracted maintenance personnel to ensure timely and correct maintenance of all physical plant facilities, prioritizing HVAC system reliability.

 

 

What you will do in this role:

 

  • Plans, organizes, and manages assigned work orders to achieve greatest productivity and work efficiency, with safety and quality of HVAC and maintenance work being the highest priorities.
  • Complies with all maintenance department and Blue Skies of Texas safety rules, regulations, and general policies.
  • Responds immediately to emergency maintenance calls, ensuring the safety of residents and facilities, particularly for HVAC-related emergencies.
  • Responds promptly to all work orders in the CMMS system, prioritizing urgent and life safety-type work orders, and logs time tracking accurately within the system.
  • Troubleshoots, repairs, and replaces components of HVAC systems, including heat pumps, air handlers, boilers, chillers, and related equipment, on residential and commercial systems.
  • Assists in maintaining inventory of HVAC and maintenance materials, parts, supplies, tools, and equipment; responsible for ensuring that tools are accounted for at all times and maintained in good working order.
  • Ensures all Company-provided, job-required tools, including tool belt, tool bag, tool box, and HVAC-specific tools, are in possession and on-hand when responding to work orders.
  • Performs routine electrical and plumbing repairs.
  • Troubleshoots and repairs or replaces door hardware.
  • Changes out appliances such as dishwashers, refrigerators, and stoves, and performs minor repairs and preventive maintenance on same, as directed.
