Facilities Maintenance Manager

ESSENTIAL FUNCTIONS:

  • Overseeing daily, routine, and emergency maintenance and repairs for buildings and grounds, including mechanical, electrical, and plumbing systems
  • Develop, implement, and oversee preventive maintenance schedules for facility systems and equipment, such as HVAC, plumbing, electrical, and security systems
  • Respond to and manage emergency repair situations promptly to minimize disruption to operations
  • Hire, train, and mentor maintenance staff to ensure they have the necessary skills and resources
  • Supervising and delegating tasks to a team of maintenance technicians and custodial staff 
  • Evaluate staff performance and provide constructive feedback
  • Developing and managing budgets for maintenance operations, including managing accounts payable, payroll, and financial planning for capital improvements
  • Reviewing service contracts and overseeing the work of external vendors and contractors. 
  • Manage and negotiate service contracts with outside vendors and contractors for larger repairs or specialized services
  • Ensuring that all maintenance and facility operations comply with company policies, health and safety regulations and meet federal, state, and local building codes and safety regulations, such as OSHA
  • Conducting regular facility inspections, documenting findings, and recommending necessary modifications or upgrades
  • Ensuring that all maintenance equipment is properly stored and in good working order
  • Serve as a key member of the emergency response team, ensure proper security measures are in place, and be available for on-call emergency repairs
  • Oversee renovation, construction, and refurbishment projects from planning and bidding to installation and completion
  • Administer procurement activities to acquire necessary supplies, materials, and parts
  • Serve as a primary point of contact for internal departments regarding facility-related requests and concerns

MINIMUM QUALIFICATIONS/SKILLS:

  • High School Diploma or General Education Diploma; and four years related experience in a building or industrial maintenance role, including prior management or supervisory experience and/or training; or equivalent combination of education and experience
  • Current, valid driver’s license and satisfactory Motor Vehicle Report (MVR)
  • Understanding of building systems, maintenance procedures, and equipment
  • Strong technical knowledge of building systems (HVAC, electrical, plumbing), problem-solving skills, and a solid understanding of project and budget management
  • Ability to lead, motivate, and manage a team of maintenance personnel
  • Experience in forecasting, allocating, and controlling maintenance budgets
  • Strong ability to identify and resolve facility-related issues effectively
  • Strong written and verbal communication skills for interacting with staff, vendors, and other departments
  • Ability to plan, execute, and oversee maintenance projects within set timelines and budgets
  • Understand deadlines and be able to apply the appropriate sense of urgency to all tasks
  • Self-motivated, goal oriented, and ability to work within a fast-paced environment

 WORK ENVIRONMENT:

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, printers

 PHYSICAL DEMANDS:

  • Must be able to lift up to 60 pounds independently; majority of lifting from knee to shoulder heights; other lifting required from various levels
  • Requires standing for extended period with frequent stretching, reaching, walking and stooping, pushing and/or pulling in an environment that may be cold, hot, noisy, and wet and may have fumes or odors due to vehicle maintenance
  • May requires some driving and typing. Required to have visual acuity to operate motor vehicles
  • Requires excellent visual acuity and manual dexterity
