Job Summary:
The Assistant Director of Housing supports the Director in strategic leadership of the Seminary’s housing operations. This role leads the Housing team to deliver excellent resident services, optimize occupancy, maintain regulatory compliance, and foster a thriving residential community that promotes the equipping of Godly servant leaders and positions on- and near-campus housing as a compelling advantage for DTS’s theological training.
Supervisory Responsibilities:
- Lead the Housing team—Leasing, Building, Office, Guest Services, and Childcare teams, but especially the Leasing/Office Manager and Senior Community Manager—with clear expectations, encouragement, accountability, and personnel development opportunities.
Duties/Responsibilities:
- Strategic Leadership
- Partner with the Director to develop and refine policies and procedures reflective of the Seminary’s mission, core values, and Executive directives.
- Translate the Seminary’s mission and core values into departmental performance goals.
- Identify and then execute strategic projects to enhance Housing’s value to the residents, to the Seminary, and to the team’s development.
- Monitor occupancy trends and recommend rent strategies and capital investments.
- Operational Leadership
- Serve as a landlord for the Seminary, overseeing lease administration, application and renewals, and enforcement of terms and policies.
- Champion compliance with local, county, state, and federal housing regulations and reporting (FHA, HUD, ADA, IRS).
- Oversee coordination between Building Team and Facilities for timely, effective repairs and renovations.
- Manage custodial and other vendor contracts for quality, responsiveness, and value.
- Manage the Housing Administration budget and ensure cost-effective use of resources.
- Evaluate software systems for effectiveness in resident and operational support.
- Coordinate timely financial reporting with the Business Office and Payroll.
- Resident Relations
- Adjudicate residents’ requests for exceptions to policy or procedure with fairness and consistency.
- Manage resident conflict resolution.
- Partner with departments across campus for holistic resident support and care.
- Represent Housing in disciplinary processes as appropriate.
- Auxiliary Services Leadership
- Maintain housing partnerships with nearby complexes, overseeing agreements and payments.
- Lead the Faculty-in-Residence and Housing+ programs.
- Oversee Guest Services, namely with respect to pricing and overall quality.
- Oversee Childcare Services, namely with respect to interdepartmental partnerships and policies.
