The Business Development Exchange Officer will report to the Director, Exchange Operations on the Exchange Operations team in Accruit. As a Business Development Exchange Officer, you will serve in a hybrid role within the Exchange Operations team, combining deep transactional expertise with client-facing advisory and deal management responsibilities. This role is ideal for a seasoned exchange professional ready to expand into strategic consultation and cross-functional collaboration.
You will process complex 1031 exchange transactions while also partnering with our Managing Directors to lead client consultations, structure deals, and ensure seamless execution from intake to closing. This role requires a unique blend of technical precision, client service, and strategic thinking.
Duties & Responsibilities:
- Prepare and process 1031 exchange documents and agreements using internal systems and templates.
- Manage a high volume of transactions with accuracy and efficiency.
- Handle banking and funding tasks related to client accounts.
- Maintain organized client files and ensure compliance with regulatory standards.
Client Consultation & Deal Strategy
- Collaborate with Managing Director/SME Max Hansen to lead client consultations and structure complex deals.
- Serve as a primary point of contact for high-value clients, providing guidance on exchange strategies and compliance.
- Translate client goals into actionable exchange structures, including drop & swap, seller financing, and mixed-use scenarios.
- Participate in deal kickoff calls, strategy sessions, and closing coordination.
- Provide in-person 1031 educational classes in the local area if and when applicable.
Cross-Functional Leadership
- Act as a liaison between Managing Director and Operations Team.
- Mentor junior Exchange Officers and support training initiatives.
- Contribute to process improvement and documentation of best practices
- Other duties as assigned.
Education & Experience:
· 5+ years of experience in 1031 exchanges, both deal structuring and client service.
· Strong understanding of forward and parking exchanges, entity structures, and IRS compliance.
· Excellent communication and interpersonal skills.
· Proven ability to manage complex transactions and client relationships.
· CES designation or progress toward certification preferred
· Bachelor’s degree in Business, Finance, Real Estate, or a related field, preferred or equivalent professional experience in 1031 exchange operations or real estate transactions.
