Team / Division Overview

The retail Asset Manager’s (AM) primary role is to add value to our clients’ retail real estate assets by providing best in class asset management services. AM’s will be responsible for a portfolio of 10 to 12 retail assets (depending on complexity) and will be experts in their respective property markets.

Role Details

As a/an Asset Manager, you will (be):

• Hire, oversee, and direct leasing and property management services for each asset.

• Negotiate significant leases and oversee every aspect of the leasing process.

• Continuously review portfolio for opportunities to add value through renovation, expansion or repositioning of the asset.

• Understand competitive positioning relative to rents, lease terms and overall occupancy, and the means to maintain a competitive edge.

• Monitor market trends in value, cost and supply/demand fundamentals and evaluate hold/sell as needed.

• Develop leasing and capital investment strategies (including ESG initiatives), along with income/expense budgets for each asset. Present annual plans to Portfolio Managers as required and present Investment Committee Memos related to property-specific capital investments to Investment Committee.

• Prepare/Review quarterly reports that present property performance along with progress on strategic initiatives.

• Bottom line responsibility for asset performance.

• Responsible and accountable for the accuracy of NOI, capital and cash projections.

• Ensure loan compliance

• Review and comment on property valuations including assumptions, growth and metrics.

• Review and evaluate monthly, quarterly and annual reports.

We are looking for: 

• 7-10  years prior retail real estate experience

• College degree in Business Administration, MBA preferred

• Skilled in leasing, property operations, project management, accounting and reporting with ability to understand financial statements, investment pro-formas and valuations, IRR and NPV calculations and analysis

• Successful record of accomplishment in the execution of strategies to achieve results and effectively manage risk

• Highly developed interpersonal, presentation and communication skills

• Strong business and financial acumen, with excellent organizational, problem solving, influencing and negotiating skills

• Ability to travel
