Job Description

The Facilities Ops Manager oversees Integrated Facilities Management services of multi-site operations covering approximately 1 million square feet. Directs work to comply with Service Agreement, corporate and site performance standards and metrics, and applicable laws and regulations, especially those related to safety. These responsibilities encompass site utility infrastructure, central plant utility equipment, refrigeration systems, and all primary and secondary building systems (HVAC, mechanical, plumbing, electrical power distribution, lighting, IT support systems, etc.) for all office, research, engineering, test and pilot manufacturing, and support facilities. Optimizes resource utilization, supported by the work control center and the site’s resource specialists and administrators. Ops Manager knows and upholds ARAMARK’s policies, procedures and Service Agreement with client. The Facilities Ops manager works closely with on/off-site support service teams to ensure quality and timeliness of service delivery. The Ops Manager communicates closely with labor relations personnel to quickly resolve any potential labor issues. 

Management position, responsible for supervising all unit activities related to all Integrated Facility Management Services.

Job Responsibilities

• Responsible for approximately 1 million square feet of client leased real estate with 50+ full-time direct reports (Custodial, Maintenance)   

• Plans, administers and directs all IFM activities related to facility maintenance and engineering services, including ARAMARK and client financial accountability, and compliance with the standards established by ARAMARK, regulatory agencies and client.

• Oversight of self-performed services (custodial, maintenance, fleet maintenance) as well as sub-contracted services to include but not limited to: grounds/landscaping, snow removal, mail room, A/V support, maintenance service agreements, refreshment services etc.
•    Delivers strong operational performance by executing against Aramark, client, government and other regulatory agency standards and programs, continually monitoring operations and completing assessments and necessary action plans to provide an optimal, proactive, safely operating facility maintenance program which drives patient satisfaction
•    Ensures compliance with appropriate safety and regulatory standards by appropriate local agencies
•    Oversight of all site utility systems to include electrical, heating ventilation and air conditioning (HVAC), plumbing, water treatment, energy management, fire safety, life safety and grounds
•    Vendor management and quality assurance
•    Interacts with Client Management and maintains effective client and customer relations at all levels of client organization, including conducting rounding. Identifies Aramark service expansion opportunities
•    Provides overall direction and manages performance for all Facility and Maintenance Supervisors and front-line employees, ensuring employee development, engagement and compliance with human resource related policies and standards, including conducting applicable rounding
•    Develops operational component forecasts and can explain variances
•    Utilizes client’s IWMS to track all work requests and recurring PM activities
•    Ensures compliance with all contract obligations

• Responsible for 24/7 emergency response for all sites

Qualifications

  • Bachelor's Degree in Business, Engineering, or equivalent on the job experience
  • Certification by recognized professional bodies preferred (IFMA, SRMP, AFE, etc.) 
  • Minimum of 7 - 10 years of relevant technical experience as Estimator/Project Manager, Facility Manager, and/or Property Manager. 
  • Knowledge of integrated facility management services in engineering/research environment, with significant responsibility for customer relations is preferred.
