Senior Project Manager

<ul> <li>Manage projects on behalf of P3 per the time schedule and budget agreed with the General Contractor (the “GC”) appointed, accounting for future tenant (the “Tenant"), if in place, requirements agreed, but also per internal P3 approvals.</li> <li>Oversee, manage, contribute and influence the development of the design activities carried out by the designer and specialists, the GC and any other 3rd Parties involved, so P3 standards and processes/procedures are incorporated, the Italian applicable laws and regulations are strictly followed, time/cost efficient solutions are pursued, but also the anticipated quality and long-term durability and future-proofing P3 is seeking in its properties are clearly set out to be achieved. </li> <li> Coordinate and manage, contribute, across the P3 internal departments being that design-review activities, test fits, budget and time reviews so the P3 standards and practice(s) are incorporated, the Italian applicable laws and regulations are captured, and time/cost efficient solutions are implemented.</li> <li>Maintain, manage the relationship with the local authorities. Maintain a good and constant relationship with all local stakeholders (those being utilities providers, municipal authorities, regional or otherwise) in order to guarantee our future assets well-being, and our development process does not incur unnecessary delays (being that permitting, utilities connections or otherwise). More importantly, you should have (or expected to develop) ability to foresee issues arising and can put in place de-risk strategies to avoid such in the best possible way. </li> <li>Maintain a professional relationship with the Statutory Parties and have a great understanding of the roles those Parties have in our projects (Direttore dei Lavori, Collaudatore, Coordinatore della Sicurezza in fase di Esecuzione, Responsabile deiLavori, etc.). It will be on you to find ways to ensure that the Parties involved are able to carry out their duties and responsibilities within the time and budget, quality constraints we set-out for each of our development projects. </li> <li>Monitor and supervise, oversee, that all the permits/protocols (End of Works, SCIA VVF, Fit-for-Use Request and relevant close-out documents, EA protocols, Building Permit variations, cadastral updates, green certification, FF permits, etc.) are timely achieved/filed and the necessary supporting – where required – documents are in place. Depending on the project set-up you may need to be actively and directly involved and take ownership, stewardship of the process until those permits have been issued and are in good order.</li> <li>Manage the change request process which may be raised by the Tenant/GC/Local Authorities, timely assessing and informing at all times the country Head of Construction in relation to time/cost/quality impact. You are expected to actively and directly manage, instruct any P3 changes and follow internal processes in relation.</li> <li>Undertake contract administration of contracts and agreements in place, those being with the GC, the Tenant, P3 consultants, or others involved in our projects. You will have ownership of this task but also be expected to consult and/or support internal Teams (Legal, Leasing, Development, Asset Management colleagues).</li> <li>Actively manage the project budget and undertake regular updates so all project costs are accounted accurately and are up-to-date at all times. </li> <li>Timely report to the country Head of Construction and/or Country Managing Director any risks (being that foreseeable or actual), progress, specific project issues, anticipated problems likely to arise, delays incurred, budget deviation, H&amp;S issues, technical problems, project deviations in relation to internal approvals. In general, anything which may have an impact on the time and/or budget, quality, well-being of the Development, reputation of P3, or threatens internal approvals in relation, should be flagged at once. </li> <li>Undertake frequent site visits of the works in order to understand project status, site conditions and where needed attend and coordinate onsite meetings, and facilitate discussions, with all Project Stakeholders, internal or external that is.</li> <li>Lead and procure advisory services, support or directly get involved as a member of the Construction team in technical due diligence, tenders, internal business cases prepared, scope of works laid out, contracts formed, internal reporting tools needing attending, P3 technical standards implementation. </li> <li>Lead and/or support the preparation and review of tender documents for all consultants involved in a project, 3rd parties, contractors.</li> <li>Technical advisory / ability to progress FIDIC contracts, purposed-built agreements, but also development and progress of the P3 own specifications, additional Site Investigation needed, and tasks follow-up in order to de-risk the P3 product.</li> <li>Timely and co
