APM will leverage Darwin Homes’ proprietary software and end-to-end real estate platform, establishing itself as a leading player in the SFR industry. 
The Role
APM is looking for a Director of Turns, Repairs, and Maintenance (TRM) to oversee its SFR portfolio. The DIrector of TRM will be responsible for leading a team of Turn Managers and Maintenance Managers to conduct repairs within our homes, prepare homes for new residents, and deliver work on time and on budget. The Director of TRM is responsible for APM’s vendor management program, turn and repair budgets, and for ensuring we maintain the value and integrity of our client’s assets. This role is perfect for a process- and relationship-oriented leader with experience in property maintenance.

What You'll Do

• Build and lead APM’s vendor management program, ensuring vendors deliver quality work, on budget, on time, with the appropriate insurance requirements 
• Proactively identify and address escalated or off-schedule turns to ensure homes are rent ready within the budgeted timeframe
• Build processes to ensure resident maintenance issues are addressed in a timely and cost-effective manner
• Ensure proactive and professional resident and client communication
• Lead a team of Maintenance and Turn Managers, setting their goals, driving their professional development, and managing performance 
• Regularly use financial reports and data to monitor performance to plan, and proactively develop solutions to address performance issues

Requirements

• 10+ years of experience in the maintenance or construction industry, with a basic knowledge of plumbing, electrical, heating/cooling, and general repair
• 5 + years of experience leading a high-performing team of dispatchers
• Proven ability to build strong professional relationships with maintenance vendors
• Prior experience understanding data, identifying trends, and translating into operational action
• Bachelor's degree, preferred
