Maintenance Attendant

Pay: $23.32 per hour    PLEASE ATTACH A RESUME WHEN YOU APPLY.   Working Hours - Monday - Friday 10a-6p  

The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, geographic location, and alignment with market data.

  Basic Qualifications:
  •  Related technical field or Two (2) years of equivalent maintenance and/or engineering experience  •  Must possess a valid, unexpired driver's license •  Must possess engineering license in the state, county or city jurisdiction in which work will be performed
  Position Responsibilities:
 If, at the direction of Property Management, the unsupervised Utility / Maintenance Attendant performs any work not described in the approved / contracted scope of work, Property Management assumes full responsibility for any resulting issues or injuries.

· Repair and maintenance of restroom and breakroom plumbing fixtures.

Repairs on toilets.

Perform general labor, such as carrying, stacking and srt of materials used in and around the job site, as well as debris removal repairs on registar and radiators.

Floor Maintenance of painting in equipment rooms, cooling towers and other touch up in building facilities General cleaning in mechanical spaces and perimeter introduction units.

· Clearing drains by means of plunger and hand-held auger.

· General labor, such as carrying, stacking, organizing materials used in and around the job site.

· Debris and trash removal not part of janitorial contract or scope of work.

· Repairs and cleaning of HVAC registers, radiators return grills.

· Minor repairs of furniture.

· Maintaining and/or replacing door hardware.

· Maintenance painting in mechanical and electrical rooms.

· Touch up painting in building common areas.

· Touch up painting in tenant spaces when authorized by property management.

· General cleaning in mechanical and electrical spaces.

· General cleaning of exterior entry spaces using vacuum, mop, broom, steam cleaner / high pressure sprayer, and other types of cleaning devices or equipment.

· Cleaning and painting of non-operating mechanical equipment in accordance with ABM Lockout / Tagout Program.

· Miscellaneous handyman work requiring the limited use of hand tools.

· Cleaning roof drains, air vents, registers and radiators.

· Replacing lamps and cleaning light fixtures.

· Ballast replacement per ABM Lockout / Tagout polices.

· Note: Utility / Maintenance Attendant must receive required training and be listed as an Authorized Employee per ABM’s written Electrical Safety and Lockout /Tagout Programs.

· Replacing ceiling tiles.

· Floor tile replacement.

· Minor PM tasks for HVAC equipment such as filter replacement, condenser and evaporator coil cleaning.

· Air filter replacement, mot requires de-energizing of the equipment or system, it must be shut down, locked out and tagged by a qualified person and in accordance with ABM Lockout / Tagout Program and policies.

· Monthly inspection of fire extinguishers.

· Hanging framed objects not requiring the use of power tools other than cordless drill/drivers or additional support for heavy objects.

· Perform other duties as directed by Management.
