Job Summary: Manages all facilities operations and maintenance activities to include corrective and preventive maintenance, grounds maintenance, and janitorial activities. This includes center maintenance functions to ensure center buildings, grounds, roads, sidewalks, and equipment are clean, well maintained, and free of hazards. Ensures the facilities, equipment, and systems are maintained in operating condition, and facilities provide a safe and attractive living and learning environment for students and staff. Monitor and supervise maintenance staff and subcontracted activities.
Duties:
- Recommends, hires, trains, supervisors, and evaluates assigned maintenance staff.
- Work is performed in a professional and effective manner
- Provides training and development to staff and monitors center workload to ensure full utilization of maintenance work order systems.
- Monitor maintenance and emergency repairs.
- Implement a maintenance program that includes written preventive maintenance procedures for center buildings, grounds and equipment, approved by the Regional Office and provides for qualified maintenance personnel to be available or on call 24/7.
- Manage National Office Computerized Maintenance Management System (CMMS) tracking system, Asset Essentials, that documents scheduled maintenance, work orders, center plans and Maintenance (O&M) deficiencies.
- Ensures O&M deficiencies and funded CRA projects are completed promptly in a cost-efficient manner.
- Maintains a complete set of blueprints of the Center
- Prioritizes and assigns staff daily work orders according to need.
- Establish procedures for handling emergency maintenance problems at all times including weekends and after- hours.
- Supervise students performing maintenance work as part of an approved career technical training program or center support program.
- Before engaging in facility rehabilitation, including Career Technical Skills Training (CTST) projects, seeks and receives approval from the National Office, as applicable.
- Coordinate with the state or local jurisdiction of authority to obtain all required construction permits and preoccupancy inspections if applicable.
- Participate in the facility survey process that includes Long-range planning; Review and discussion of the facility survey findings; and Development and implementation of measures to meet Federal mandates like resource conservation, green initiatives, and other environmental issues.
- Updates and submits all required maintenance reports, to include but not limited to the Job Corps Construction Rehab Report, FNC, Energy Watchdog, and waste reports.
- Implements procedures and conducts periodic self-evaluation and audits to ensure integrity, accountability, and prevention of fraud and program abuse.
- Conducts and documents regularly scheduled department meetings to provide direction, communicate progress, and share information.
- Attends weekly facility meeting to discuss facility issues and concerns.
- Participates in PRH mandated staff training.
- Performs other duties as assigned within the individual’s scope and capabilities.
