Position Overview and Responsibilities:
The selected candidate performs shiftwork at the Building Operations Centers (BOC) in the Division of Real Estate Development and Management (REDM). This role works collaboratively with the Division’s bureaus, vendors, and stakeholders to support daily operations of 12.6 million square feet of real estate in the Florida Facilities Pool. This entry-level position uses computerized building automation systems to monitor and/or control heating, ventilation, and air conditioning (HVAC) equipment and security systems in DMS-managed facilities. Uses call and email notification procedures to disseminate information to facility management staff and emergency personnel. Responsibilities include, but are not limited to, the following:
- Monitor chiller, boiler, and Air Handling Unit status, supply temperatures, and associated alarms.
- Report on off-normal equipment conditions to facility management staff.
- Monitor scheduled equipment start/stop times and take corrective action should equipment fail to start/stop as scheduled.
- Ensure equipment scheduled to support after-hours requests start/stop as required.
- Command equipment on/off if equipment is not scheduled.
- Reset the BAS schedule to the Master Equipment Schedule once after-hours service is no longer needed.
- Monitor outside air temperature, building average space temperature, and forecast weather conditions to determine need for early/late start time.
- Respond to alarms on all Building Automation Systems (BAS); take necessary action in accordance with the SOP. Report alarms to facility management staff in accordance with the SOP.
- Add a Point Memo in APOGEE Insight for equipment placed "out of service" or "operated".
- Check Veeder-Root tank monitoring graphic in Insight once per shift; report alarms to the appropriate facility manager and BOC supervisor.
- Monitor outside air temperature and average space temperature in buildings that receive steam during winter months. Take action to ensure the central boiler is fired and allocate steam to attain set point by building occupancy and maintain set point in accordance with department energy policy.
- Execute SOPs in response to fire signals, security alarms, elevator entrapments and emergencies.
- Professionally handle customer requests, resolve promptly, escalate unresolved issues to supervisor and use good judgment and discretion when dealing with sensitive issues.
- Document all events and incidents in the daily log in accordance with the SOP.
- Monitor the cash machine in Lot E, parking deck 3.
- Complete recurring set point, equipment schedule, and point command validation, report results to supervisor.
- Submit TRIRIGA work task for the following: failed HVAC sensors and off-normal temperature, pressure, flow, and C02 readings; valves and actuators that are failed or will not fully open/close; failed BAS devices; instances of simultaneous heating and cooling not supporting dehumidification.
