This role will be located at one of Discovery Land Company’s locations: Discovery Builders, Scottsdale, AZ.

Discovery Builders is seeking a full-time, year-round Construction Scheduler to join the Discovery Lands Building Division.


As a Construction Scheduler, you will play a crucial role in overseeing and managing the scheduling and coordination of construction projects. Your main responsibility will be to create, update, and maintain detailed construction schedules to ensure that projects are completed on time, within budget, and according to the specified quality standards. You will collaborate closely with project managers, contractors, subcontractors, and other stakeholders to facilitate a smooth and efficient construction process.

Duties & Responsibilities:

  • Responsible for collaborating directly with the development site teams to help create and oversee the project controls, master schedules and individual project schedules.
  • Position will require travel to the Discovery project sites.

Schedule Development:

  • Collaborate with project stakeholders to understand project requirements, timelines, and milestones.
  • Create comprehensive construction schedules, including detailed work breakdown structures, critical paths, and resource allocations for both materials and labor.
  • Ensure the schedules are aligned with project specifications, budgets, and client expectations.
  • Create schedule templates that align with the construction typically found on Discovery developments.

Master Project Schedule:

  • Work directly with consultants and contractors to accurately perform master project schedule.
  • Preconstruction: Planning Processes & Commitments, Master Planning,  A&E Design Schedules
  • Utilities & Infrastructure
  • Discovery Review & Approval Processes (Creative Design Review, Budgets, Schedule)

Schedule Monitoring and Updates:

  • Regularly monitor project progress, identifying potential delays and deviations from the original schedule.
  • Coordinate with project teams to gather status updates and resolve scheduling conflicts.
  • Update schedules in real-time, incorporating changes, new tasks, and adjustments to maintain accuracy and responsiveness to project dynamics.

Resource Management:

  • Work with project managers to identify resource requirements and allocate resources effectively throughout the project lifecycle.
  • Monitor the availability and utilization of labor, equipment, and materials to optimize efficiency and productivity.
  • Collaborate with the material purchasing team to ensure the procurement, approval and delivery processes are accurately represented in the schedules.

Risk Analysis:

  • Analyze potential risks and their impact on project schedules, collaborating with the team to develop contingency plans.
  • Identify opportunities to mitigate risks and improve project performance.

Reporting and Communication:

  • Provide regular reports on project progress, schedule updates, and performance metrics to project stakeholders.
  • Facilitate clear communication channels between various teams and stakeholders, ensuring alignment and understanding of schedule requirements.
  • Establish dashboards on the Discovery Intranet highlighting scheduling accuracy and trends.

Construction Industry Standards:

  • Stay updated on industry best practices, construction techniques, and scheduling software/tools to enhance efficiency and accuracy.
  • Facilitate pull planning sessions with the site project teams.
  • Ensure compliance with all relevant regulations, codes, and safety standards.

Skills & Qualifications:

  • Bachelor’s degree in related field, which includes Design, Engineering, and Construction Management is required.
  • 5-10 years of experience of construction scheduling or project controls.
  • Experience developing and managing schedules for luxury residential and commercial projects as well as knowledge of trade sequencing (preferred.)
  • Ability to quickly analyze existing schedules for deficiencies based on an understanding of material lead times, crew ties and resource allocations.
