Position Description
The Construction Project Manager plans and oversees the building process of various construction sites from start to finish for client projects. Position duties include building and staying within the budget, retrieving the necessary permits to construct in certain communities and communicating the client’s goals for certain projects to the subcontractors and others involved in each project. Position will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner. An excellent Construction Project Manager must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The position’s goal will be to ensure all projects are delivered on time according to requirements and without exceeding budget.

Essential Duties & Responsibilities

  • Leads development team with commercial retail projects from bidding through construction.
  • Key point of contact for clients, must be able to multi-task and prioritize to complete projects on schedule and on budget.
  • Establishes objectives and goals and provides direction to the project teams in areas of client concerns, potential changes in scope and risk assessment.
  • Communication and collaboration with various members and consultants on the project team including civil engineer, landscape architect, geotechnical consultant, environmental consultant, etc. 
  • Prepare budget and cost estimates, along with work timetables.
  • Manage and negotiate client objectives during the entitlement process and construction document process.
  • Read and understand leases, develop project timelines and cost estimates, coordinate plan check process, and coordinate RFI’s / Submittals.
  • Provides client and internal team members with updates of current situations relating to contractual milestones and problem/high risk areas (e.g., technical, cost, and schedule).
  • Coordinates with key consultants and suppliers to ensure timely delivery of plans and materials.
  • Frequent construction observation site visits.
  • Attends and gives presentations in public meetings.
  • Plays a key role in developing new business proposals and executing the overall program plan.
Preferred Education and Skills Experience
  • Bachelor’s degree in architecture, Engineering or Construction Management (preferred); or a combination of experience and education.
  • Minimum of 7 years’ experience in commercial retail land development including entitlement experience and program experience.
  • Excellent client & project management skills.
  • Excellent written and verbal communication skills to effectively communicate with the public, inspectors, property owners and internal TAIT team, strong organizational skills ability to multi-task various projects.
  • Ability to provide timely and reliable information to clients and internally to teams.
  • Must have ability to interpret municipal code requirements and have a solid understanding of CEQA, building codes, ADA, basic utilities, and green code requirements.
  • Must have excellent communication and organizational skills and can work on 10+ projects at a given time.
  • Ability to read and interpret architectural and civil construction documents.
  • Demonstrates ability to identify project risks and prepares plans to minimize risk.
Physical Requirements
  • Attend meetings at job site locations, various municipalities (hearings) or TAIT offices.
  • Ability to drive a vehicle to job sites or client meetings.
  • Ability to lift and carry plan sets that can weigh up to 20lbs; cart provided for assistance.
Salary and Benefits
Salary range for position: $85,000/yr - $100,000/yr
