JOB SUMMARY
SoLa Impact, a successful opportunity zone private equity fund, is seeking a Construction Project Manager. The Construction Project Manager embraces SoLa’s mission and is passionate about promoting SoLa’s short and long-term goals. Manages the entire pre-construction and construction process for assigned commercial mixed-use property. Responsible for facilitating the planning and coordination of construction activities and ensuring that all project objectives and profitability targets are achieved, from pre-construction through Certificate of Occupancy, including planning, work scheduling, coordinating with on-site supervisors, sourcing/procurement of materials, and other related functions.

ESSENTIAL DUTIES
- Work with architects, engineers and consultants to approve conceptual plans and construction documents;
- Obtain required entitlements, city-issued permits, and inspections to perform demolition and site abatement of hazardous substances;
- Hire licensed contractors and act as ‘Owner’s Authorized Representative’ to get all temporary power, water service, and gas connections and utilities appropriated;
- Coordinate with LADWP, SoCal Gas, LADBS, Planning and Zoning, and LA Fire and Safety to ensure each building is pushed from construction start to completion and obtain Certificate of Occupancy; follow processes to ensure plans are compliant;
- Obtain all necessary information and complete due diligence to ensure building portfolio is complete and indemnified;
- Conduct site visits to supervise progress, measure existing conditions and create as-built drawings
- Attend regularly scheduled meetings; provide reports, documentation, metrics and evidence to support all findings;
- Interface with other departments (Accounting, Purchasing, Leasing, Acquisition) to ensure necessary contingencies are fulfilled and completed;
- Work with finance, management, and field contractors to track construction costs from project start to finish; develop methods to reduce costs, track expenses, and minimize construction time;
- Complete other tasks and projects as assigned.
Requirements
EDUCATION & EXPERIENCE
- Strongly desired Bachelor’s degree in Construction Management, Architecture or related field;
- 3 – 7 years construction project management experience;
- Common sense construction practice knowledge;
- Extensive knowledge of construction materials and project phasing;
- Familiarity with codes, plan check, and permitting process.
SKILLS & ABILITIES
- Fluent in English and Spanish preferred;
- Proficiency in Word, Excel, MS Project and Procore (or other project management software);
- Excellent interpersonal, negotiation, and verbal and written communication skills;
- Ability to work effectively and independently in a fast-paced, demanding environment;
- Organized, proactive/self-starter, creative, detail-oriented, and critical thinking skills required;
- Reliable transportation to travel between construction projects, city offices, etc.
