We have an excellent opportunity for a full-time Construction Project Manager based in our Franklin, TN office. The Construction Project Manager (CPM) reports to the Senior Construction Manager based in Baldwin Park, CA. The Construction Project Manager will direct and oversee multiple concurrent assigned regional construction projects, from Real Estate development conception and handoff to construction completion, while monitoring compliance with In-N-Out Burger specifications, quality, safety, and building regulations. They will work with construction and development teams to build In-N-Out Burger restaurants.

The Construction Project Manager (CPM) reports to the Senior Construction Manager based in Baldwin Park, CA. The Construction Project Manager will direct and oversee multiple concurrent assigned regional construction projects, from Real Estate development conception and handoff to construction completion, while monitoring compliance with In-N-Out Burger specifications, quality, safety, and building regulations. They will work with construction and development teams to build In-N-Out Burger restaurants.
General Responsibilities
- Prepare and review bids, approve change orders, and process payment applications
- Manage project schedules, track milestones, and ensure timely Store turnover to operations teams
- Respond to RFIs, submittals, and shop drawings, while reviewing weekly reports and documentation to identify proactive solutions
- Maintain high-quality construction standards, conducting regular quality control walks and follow-ups
- Review due diligence documents and construction drawings to support the bidding process and ensure smooth project execution
- Attend weekly team meetings, ensuring seamless transitions from Development to Construction and timely permitting
- Conduct site visits to ensure adherence to construction documents, In-N-Out prototypes, and quality standards
- Collaborate with internal design teams, Architects, Engineers, and external vendors throughout the project lifecycle
- Communicate with site developers, sellers, and authorities having jurisdiction (AHJ) to ensure compliance and smooth construction
- Coordinate with utility companies, installers, and vendors to meet project timelines and turnover schedules
- Ensure adherence to safety, industry, and company standards and codes, while identifying opportunities for efficiency improvements
- Collaborate on changes to prototype plans and assist in the development and roll-out of new procedures and standards
- Support Store remodel projects, working with Operations and Maintenance teams to manage the construction process
- Mentor junior team members to foster professional growth

- Work Schedule: Monday-Friday
- Office location: Franklin, TN
- Travel: Approximately 40% - 50% of time will be spent in the field, traveling to project sites in multiple states.

Qualifications
- Bachelor’s Degree in Construction Management, Architecture or Civil Engineering; preferred
- PMP, LEED, OSHA certification; preferred
- 8+ years of experience working as a commercial construction project manager on multiple ground-up building projects, with associated site work
- A minimum 2 years of restaurant construction project management; required
- Ability to travel weekly, locally and out of town, multiple days a week, with the remainder of time spent in the Franklin office
- Valid TN driver's license is required
