The Senior Asset Management Analyst is responsible for analyzing the rates of return and economic yields on assets, portfolios, and transactions. The Senior Asset Management Analyst is responsible for analyzing the rates of return and economic yields on assets, portfolios, and transactions. Responsible for providing financial, strategic, and operational analyses of properties, processes, and vendors to help the executive team make informed investment and capital allocation decisions. Expected to execute daily duties independently with supervision, and report regularly to more senior professionals in the asset management department. Responsibilities:
- Lead the visualization of the firm’s asset-level metrics in a Geographical Information Systems (GIS) platform including operational metrics, applicant quality metrics, underwriting metrics and capital planning designations.
- Prepare financial analyses and projections for individual single-family assets including forecasting revenues and operating expenses. Calculate economic yields, ongoing cash flows, and refinancing and disposition projections.
- Participate in rent pricing initiatives and support rent adjustments when necessary. Review applicant quality metrics and support the review of economic occupancy.
- Participate in operational efficiency initiatives focused on identifying costly outliers early, reviewing fixed cost burdens and evaluating renovation potential.
- Coordinate the capital planning exercise to keep track of assets slated for dispositions, zip codes greenlit for acquisitions, approved for development or land purchases and red zones where no new investments are to be made.
- Conduct site visits to evaluate property management, property marketability and market positioning, program compliance, and physical condition of properties.
- BS/BA degree in business, finance, real estate, or a related field is required.
- MBA is strongly preferred.
- Analyst or Associate level experience of 3+ years in single family REIT or related financial experience.
- Experience with Yardi, CRM, SQL, Tableau and ArcGIS are a plus.
- Excellent organizational, analytical, and interpersonal skills and the ability to communicate effectively in person and in writing with colleagues and executives.
- Excellent computer skills and proficiency in financial analysis and spreadsheet modeling.
