A day in the life

The Capital Markets Lead will be responsible for structuring and securing capital solutions, including debt financing, credit tenant lease (CTL) financing, fully funded forwards, forward sales, and overall capital placement to support the firm’s logistics, warehouse and data center real estate development pipeline. This role requires strong expertise in real estate capital markets, complex lease structures, joint ventures, and financial structuring to optimize financing strategies and to maximize value.

Key responsibilities include:

  • Capital Structuring & Placement: Develop and execute financing strategies, including debt, equity, and hybrid solutions for warehouse, logistics, and data center projects. Source and manage relationships with capital partners and lenders while negotiating favorable loan terms.
  • Credit Tenant Lease (CTL) & Forward Financing Execution: Structure CTL financing and forward purchase agreements to align long-term capital with development schedules. Assess risk and return profiles to optimize pricing and investment-grade commitments.
  • Debt & Equity Capital Sourcing: Identify and engage lenders, investors, and capital partners. Build and maintain a strong network of capital providers while conducting financial modeling and underwriting to maximize investment value.
  • Market & Financial Analysis: Monitor market trends, interest rates, and investor appetite to inform capital strategies. Perform financial modeling, sensitivity analyses, and pro forma projections to support decision-making.
  • Stakeholder & Investor Relations: Collaborate with internal teams to align capital solutions with business goals. Present financing strategies to executives, investors and joint venture partners while maintaining strong industry relationships to ensure funding access.

Building blocks for success

  • 7+ years of experience in real estate capital markets, investment banking, or structured finance.
  • Proven track record of raising capital, structuring debt and equity transactions, and executing CTL and forward financing deals.
  • Bachelor’s degree in Finance, Real Estate, Economics, or a related field (MBA or CFA preferred).
  • Deep knowledge of real estate finance, structured debt, capital markets, structured leases and investment underwriting.
  • Strong negotiation skills with experience in debt term sheets, JV agreements, and capital stack structuring.
  • Ability to navigate complex financial transactions and optimize deal structures.
  • Established network of capital providers, lenders, and institutional investors.
  • Strong analytical, modeling, and financial structuring capabilities.
  • Excellent communication and presentation skills to engage with investors and stakeholders.

Hiring Salary Range of: $138,000 - $190,000. Salary and whole compensation package (bonus target & LTI) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
