Job Description

The Property Manager oversees operations of a commercial office real estate portfolio and is responsible for achieving superior operational results and financial performance:

Essential Functions

• Resolve leasing/property management issues
• Build and maintain a best-in-class level of service at assignment
• Seek to build employee teams and provide training, motivation and direction for superior performance
• Serve as point person for assignment

Responsibilities:

• Authorize vendor contracts
• Perform various personnel functions including staffing and employee development
• Develop tenant relationships and support building operations for portfolio
• Assemble, review and implement operating and capital budgets
• Conduct routine property inspections to prevent/identify problems and exposures
• Coordinate insurance procurement, electricity procurement, and real estate tax review processes for properties
• Ensure compliance with codes, regulations and governmental agency directives
• Assure optimal functioning of building life safety and security systems
• Establish AR/AP guidelines, track performance and monitor recovery process
• Maintain personal contact with owners
• Monitor lease expirations and work with leasing team to maximize tenant retention
• Ensure monthly reporting according to owner’s needs
• Ensure compliance with management agreements
• Coordinate property/owner teams including property management, accounting, marketing and construction

Qualifications

• Bachelor's Degree Preferred
• Property Management and Real Estate industry experience required
• 3-5 Years property management experience with supervisory responsibility
• Strong written and verbal communication skills
• CPM, RPA designation (or in progress)
• Detail oriented, analytical and computer literate
• Prior commercial office property management experience
