Dominion Financial Services (DFS) is a mortgage originator for single family real estate. DFS originates two main loan products – a short-term bridge loan for fix & flip investors, and a long-term rental loan for landlords growing their rental portfolios. DFS is thriving in the current competitive environment and shows aggressive quarterly growth. The Senior Special Assets Analyst plays a critical role in managing and resolving distressed loan assets within Dominion Financial Services' commercial lending portfolio. This position requires a detail-oriented professional with strong analytical skills, legal knowledge, and the ability to manage complex workout situations from identification through resolution. The Senior Special Assets Analyst will work closely with the Director of Special Assets, internal servicing teams, legal counsel, and external vendors to minimize losses, protect company interests, and maintain compliance with all applicable regulations.

Your Impact:
- Oversight of past-due and non-performing loan accounts.
- Protect DFS’s portfolio by minimizing lender losses while balancing borrower needs.
- Provide compliance oversight and ensure adherence to internal policies.
- Collaborate cross-departmentally to maintain strong portfolio management practices.
- Guide the Special Assets team through data analysis, reporting, and vendor management.
In This Role You Will:
Loan Analysis & Problem Resolution
- Conduct comprehensive reviews of non-performing and underperforming loans to assess risk exposure, collateral value, and borrower capacity
- Research complex loan issues including title defects, lien priority disputes, HOA matters, tax delinquencies, and insurance lapses
- Develop and recommend workout strategies including loan modifications, forbearance agreements, discounted payoffs, deeds-in-lieu, and short sales
- Analyze financial statements, appraisals, property inspections, and market data to inform decision-making
- Prepare detailed loan summaries and action plans for management review and approval
- Oversee foreclosure proceedings across multiple jurisdictions, ensuring compliance with state-specific laws and timelines
- Coordinate with external legal counsel on foreclosure filings, bankruptcy matters, and litigation
- Monitor legal matter progress, review attorney invoices for accuracy, and maintain foreclosure timeline documentation
- Manage REO (Real Estate Owned) properties including vendor coordination, property preservation, marketing strategies, and asset disposition
- Research and resolve title issues, lien releases, and property encumbrances that impede foreclosure or sale processes
- Design, implement, and maintain Salesforce workflows for special assets tracking, reporting, and case management
- Develop custom fields, reports, and dashboards to provide real-time portfolio visibility and performance metrics
- Ensure data integrity and accuracy across all special assets records in Salesforce
- Train team members on Salesforce functionality and best practices for special assets documentation
- Collaborate with IT and operations teams to optimize system integration and automation opportunities
- Develop, document, and maintain comprehensive policies and procedur
