EquipmentShare is searching for a Real Estate Specialist to support our team as the department continues to grow.  

Salary range: $65k-$70k/yr. Factors including past experience and location may affect final compensation rate. 

Job Summary: 

The Real Estate Specialist assists in the selection, negotiation, and procurement of the company’s growing real estate portfolio on a national level. This role requires a thorough understanding of the real estate market, negotiation techniques and process, site selection analysis, and the ability to collaborate with internal and external stakeholders to meet EquipmentShare’s growth objectives. The Real Estate Specialist will play a key role in ensuring accurate and detailed analysis of potential locations; lease and acquisition proposals are prepared, accurate, and leveraged to the company’s benefit; supervisory functions of an internal team; and maintaining compliance with corporate policies and legal regulations. 

 

Key Responsibilities: 

Analysis of Property: 

  • Conduct final analysis of property prior to submission to leadership for potential risks/hazards/obstacles to the lease or acquisition and ensure they are identified to the operations team (CPM’s, Regional Managers, and District Managers). 
  • Generate property summaries to include construction budgets, identified risks, zoning compliance, operational approval, and plans of action for submission to leadership. 

Leasing/Acquisition Preparation: 

  • Ensure all deal terms and exhibits are identified, articulated, and compiled for leases, acquisitions, and build-to-suit opportunities. 
  • Prepare preliminary lease proposals and letters of intent for leadership review/approval prior to release. 
  • Maintain understanding of market conditions across the nation and ensure deal terms are of financial benefit to EquipmentShare.
  • Assist internal and external stakeholders on construction of deal terms and EquipmentShare deal process. 

Compliance of policies and regulations:

  • Ensure properties identified for offer are 1) appropriately tracked via the CPM’s utilizing EquipmentShare’s processes and 2) have internal stakeholder approval (Operational VP) prior to deal construction. 
  • Protect EquipmentShare’s interests by ensuring deal flow, documents, and confidential information is appropriately handled with internal channels. 
  • Identify local municipality regulations and approval processes for completion by the CPM’s and Compliance Team.  

Managerial/Supervisory: 

  • Oversee Real Estate Coordinators and ensure all property data is captured and collected using EquipmentShare’s tracking software and processes. 
  • Ensure Real Estate Coordinators are compiling relevant zoning/compliance/licensure information for each property for execution by the CPM’s and Compliance Team. 
  • Review and ensure Real Estate Coordinators are capturing market comps for each property to justify acquisition/lease cost. 

Other duties: 

  • Assist business acquisitions team on real estate valuations of potential business acquisition opportunities with Real Estate Coordinators. 
  • Assist Economic Development team on real estate analysis of potential incentive locations across various markets with Real Estate Coordinators.
