Overview
You act as the high-level bridge between the Owner’s business goals and the construction site’s daily chaos. Your job is to protect the Owner’s interests—specifically their money, their timeline, and the quality of the build—by catching risks before they become expensive disasters.About the Role
- Audit & Enforcement: You don't build the schedule or the budget, but you audit them. You ensure the GC is being honest about lead times, costs, and progress.
- The "Paperwork" Gatekeeper: You oversee the flow of RFIs (Requests for Information), submittals, and change orders. You review every extra charge to make sure it’s fair before the Owner pays it.
- Procurement & Bidding: You help pick the right vendors. You perform "bid leveling" (comparing apples to apples) to ensure the Owner gets the best deal and the right expertise.
- Design & Strategy: You sit in on design reviews to ensure the architects aren't over-designing or missing building codes, and that the plans are actually "buildable" in the field.
- Commissioning (Cx) & Handover: This is a big focus. You ensure that every piece of equipment is tested (Levels I-V) and that the facility is 100% ready for the operations team to move in.
Your Daily "Survival Kit" (Key Tools)
You are responsible for owning and maintaining these three specific logs to keep the project moving:- Action Item Log: Tracking the "who, what, and when" of daily tasks.
- Milestone Management Log: A high-level view of the project schedule (P6) to keep everyone focused on the big dates.
- Risk Log: Identifying potential safety, budget, or schedule threats and hosting weekly sessions to kill those risks.
Key Constraints to Remember
- 100% On-Site: There is a strict no telework/hybrid policy for this role.
- Facilitator, Not Doer: You are an agent for the Owner’s internal teams. You help the field teams talk to the corporate teams.
- Behavioral Safety: While you aren't the safety officer, you are responsible for ensuring the GC is actually running a high-quality safety culture.
