Description

JOB SUMMARY: The Internal Leasing Manager works under the direction of the VP of Managed Care. This position is responsible for overseeing our entire real estate portfolio, strategically managing our growing footprint of leases, and accurately budgeting for future growth.

 

ESSENTIAL JOB FUNCTIONS:

  • Lease Portfolio Management:
    • Manage the full lifecycle of all corporate leases, including renewals, expansions, contractions, and new lease acquisitions.
    • Maintain an accurate and up-to-date lease database, tracking key dates, terms, and financial obligations.
    • Ensure compliance with all lease agreements and identify potential risks or opportunities.
    • Oversee landlord relationships and address any lease-related issues promptly and effectively.
  • Strategic Growth & Budgeting:
    • Collaborate with leadership to understand the company's growth objectives and translate them into real estate strategies.
    • Develop and manage the annual real estate budget, including forecasting future lease expenses, capital expenditures for new locations, and associated operational costs.
    • Conduct market research and analyze real estate trends to identify optimal locations and negotiate favorable lease terms.
    • Develop financial models and present data-driven recommendations for real estate decisions.
  • Negotiation & Due Diligence:
    • Lead negotiations for new leases, lease renewals, and amendments, ensuring terms are aligned with company objectives and financial targets.
    • Conduct thorough due diligence on potential new properties, evaluating factors such as zoning, permits, infrastructure, and market conditions.
  • Cross-Functional Collaboration:
    • Work closely with finance, legal, operations, and facilities teams to ensure seamless integration of real estate activities with overall business operations.
    • Work with operational leaders to coordinate walk throughs, signatures, and budget setting.
    • Act as a liaison between the landlord and the ops team
    • Provide expert guidance and support to internal stakeholders on all leasing matters
  • Reporting & Analysis:
    • Generate regular reports on lease portfolio performance, budget adherence, and real estate market trends.
    • Develop and implement key performance indicators (KPIs) to measure the effectiveness of real estate strategies.

Qualifications

REQUIRED EDUCATION & EXPERIENCE:

  • 2+ years of experience in commercial real estate leasing, with a strong emphasis on internal portfolio management.

REQUIRED KNOWLEDGE, SKILLS & ABILITIES:

  • Strong understanding of commercial real estate, lease negotiation, and financial planning
  • Understanding of appropriate processes when working with state, local and government entities to file new and relocated offices.
  • Proven track record of successfully negotiating complex lease agreements.
  • Demonstrated ability to develop and manage real estate budgets and forecasts.
  • Strong understanding of real estate law, lease accounting principles, and industry best practices.
  • Excellent analytical, financial modeling, problem-solving, and project management skills.
  • Exceptional communication, negotiation, and interpersonal skills.
  • Proficiency in real estate management software and Microsoft Office Suite (especially Excel).
