PURPOSE:    

To service all real estate collateral documents and processes including: the execution of partial deed releases; subordination document analysis, preparation and recording; successor in interest communication and validation; life of loan mortgage record document preparation and processing; and branch/operational mortgage loan collateral support.

DIMENSIONS:    

Responsible for ensuring the security, maintenance, and compliance of all real estate collateral documentation.  Communicate with members, branches, operation departments, and third parties regarding real estate collateral processes while maintaining high levels of confidentiality.  

DUTIES:    

Oversee and assist in the preparation of mortgage deed of trust satisfaction documents in accordance with regulatory timing requirements and maintain accurate servicing records
Oversee and process internal and external subordinations for second mortgages and ensure proper county recording
Process partial deed release requests including preparation, loan-to-value analysis, documentation gathering, research, and reviewing work of other technicians
Create, prepare, maintain, and file real estate collateral jackets
Process successor in interest requests/documentation/communication and review work of other technicians
Assist with the electronic storage/imaging of real estate collateral documentation
Cross-train in all areas of Real Estate Collateral Management and provide back-up assistance for Loan Servicing Imaging
Assist members, branches, operation departments, vendors, and third parties (e.g. attorneys, title companies, etc.) with questions regarding real estate collateral documentation and processes
Assist Senior Real Estate Collateral Technician I and Real Estate Collateral Technicians I/II on escalated questions/concerns
Carry out department training and assist with department training needs
Other duties as assigned

REQUIREMENTS:

Must have accurate typing skills and the ability to concentrate on required duties
Must be service oriented and have good verbal and written communication skills
Independent work ethic and good organizational skills
Must complete SECU continuing education lending courses required of all Loan Administration personnel
Must have a minimum of 1 year of Credit Union experience and be developing a basic understanding of loan products, services, and operation departments
Must obtain and maintain Mortgage Loan Originator (MLO) registration number
Must obtain and maintain notary and/or eNotary certification
Obtain licenses and certifications as needed based on Credit Union services
Must demonstrate accuracy, consistency, and the ability to meet work deadlines
Attend training as needed in order to maintain any required certifications
Must have excellent analytical skills and the ability to conduct research and interpret Credit Union policies and procedures
Recommendation of SVP and VP
Must adhere to work schedule and attendance policy
Must be self-motivated and not require daily supervision
Must be able to work independently and be able to cooperate and collaborate with co-workers including all levels of management
Must maintain dedication to the Credit Union philosophy
Must be able to handle simultaneously, multiple tasks and changing priorities in an efficient and effective manner
Must have excellent organizational and communication skills
Must be able to speak English fluently
Must be proficient with Microsoft Office products
Must be professional and cordial in all interactions with vendors, members, and co-workers

JOB ENVIRONMENT:    
Office setting with physical proximity to other employees.  
Some background noise from other employees, copy machine, and telephone.

PHYSICAL DEMANDS:    
Must be able to comprehend and carry out verbal and written instructions.
Job requires a substantial amount of sitting
Use hands and fingers to press keys on a computer keyboard to enter or retrieve information
Use hands and fingers to press telephone keypad and lift telephone receiver.
Must be able to comprehend phone calls
Must be able to lift 30 pounds
