JOB SUMMARY
The Senior Construction Project Manager embraces SoLa’s housing mission and is passionate about promoting SoLa’s short and long-term goals. Lead and manage the full breath of the construction life cycle from pre-construction and construction completion on ground-up, multi-family affordable housing projects. SPM will lead and manage the execution of SoLa’ standardized construction process and delivery methods by unit and product types within budget, schedule, quality, and end-user experience. Responsible for tactical planning and coordination of third party general contractors in concert with construction activities to ensure timely construction completions and “heads on beds” milestones are achieved with consistency.

- 900+ units permitted and ready to start construction in 2024

SoLa is Southern California's largest for-profit affordable housing developer and is currently in construction on over 2,000 affordable housing units across Southern California. SoLa currently owns and manages over $1.2 billion of multifamily assets, almost all of which are in low-income, Black and brown communities.
SoLa's new venture affiliate is reinventing multifamily housing creation by building the first and only standardized modular housing factory. The new venture platform is a comprehensive manufacturing system designed, engineered, and built to consistently produce a high-quality, low-cost, net-zero ready, and most importantly, standardized, modular housing product. The new venture is a Black-owned and operated business based in Southern California that will deliver between 1,000 – 1,500 modular housing units per year by 2025. Requirements
- Lead and manage a project oriented construction management team comprised of project engineers and construction administrative accountants s from pre-construction to CofO and occupancy on concurrent multi family residential construction projects
- Lead and prepare the GMP bid process, short-list qualified general contractors to in the selection and hiring of qualified general contractors
- Lead and coordinate with all key stakeholders, including the authorities having jurisdiction, utility companies, public works, city and county entities whom issue permits and require approval for completion of projects, to facilitate a streamlined construction from start to completion
- Facilitate daily/weekly status meetings to refine workflow processes to meet the need for speed and quality.
- Demonstrate stewardship in executing construction deliveries on budget and on schedule based on SOLA’s “for profit” affordable housing mission.
- Regularly conduct site visits ensuring GCs are performing per the terms and conditions of the contract documents and track project accuracy and completeness.
- Take ownership of hard cost budget and schedule, recommend proactive measures to keep to budget and schedule, and stay ahead of issues.
- Create and share comprehensive schedule and budget control tools, including spreadsheets and other relevant resources, to monitor expenditure and ensure the completion of all critical paths within the specified project timeline
- Provide weekly and monthly written updates key metrics to critical paths and milestone activities.
- Foster effective collaboration with various departments, such as Accounting, Purchasing, Leasing, Acquisition, and Development, to ensure seamless integration throughout the project lifecycle
- Collaborate with Construction Administration and field contractors to monitor construction costs meticulously from project initiation to completion
- Develop innovative strategies to reduce expenses, track budgetary expenditures, and minimize construction timelines
- Provide guidance, leadership, and mentoring to Project Managers, Assistant Project Managers, and Project Engineers, offering expertise on technical matters and addressing complex project issues that arise during the construction process
EDUCATION & EXPERIENCE
- Bachelor’s degree in Construction Management
