Oxford is seeking an Associate to join our North American “NA” Industrial Asset Management supporting our Industrial portfolio in the United States. This position will report to the Director, Asset Management – NA Industrial with a focus on maximizing asset values. The NA Industrial Asset Management group is principally responsible for maximizing returns, managing third-party providers, developing strategic investment plans and capital expenditure management. The Associate will be primarily responsible for assisting the US Industrial Asset Management team providing oversight and execution of leasing, capital, and core asset management initiatives. A specific focus on supporting East Coast leasing and leasing related capital expenditure across 5 markets in the US.
As a member of this team, you will be responsible for:
Managing / assisting with day-to-day leasing plan execution on East Coast (Baltimore, Chicago, Atlanta & Central Florida) via a third-party leasing brokers including monitoring third-party and market performance to maximize the performance and value of the portfolio
Develop and maintain relationships with regional / local third-party providers and tenants within the portfolio through a regular cadence of touch points
Manage / oversee capital expenditure related to leasing utilizing third-party consultants and construction managers to maximize the capital return on investment and drive costing efficiencies across the portfolio
Assist US Asset Management team in execution of business / strategic investment plans by leveraging operating knowledge from the portfolio
Work with the internal stakeholders to organize, analyze and interpret various third-party reports to ensure a high-level of quality, accuracy and completeness
Assist in preparation of annual operating plans and quarterly reforecasts
Providing support on various ad-hoc Asset / Portfolio Management exercises including but not limited to major leasing and capital investment decisions, tenant financial performance summaries, drawing insights from historical and budgeted property-level financials, etc
Work with internal and external legal counsel as required on property / leasing specific requirements
To succeed in this role, you have:
Undergraduate degree in Commerce, Finance, Real Estate, Urban Planning, Architecture or Engineering
3+ years of work experience in real estate (asset management or leasing management capacity)
Experience working for a public / private real estate company, asset management firm, or a professional real estate advisory / management firm is considered a strong asset
Highly proficient in Microsoft Excel and PowerPoint, knowledge of Yardi, JDE or accounting software’s
Self-motivated individual with a strong work ethic and a high level of attention to detail
Team player possessing leadership, interpersonal, verbal, written communication, problem solving and project management skills
The ability to work well under pressure with multiple competing deadlines
A flexible attitude towards a variety of work tasks as is required in a small working group or independently
Thrive in organizations that constantly evolve and adapt
As required by New York City law, OMERS & Oxford provides a reasonable range of base salary for each role that is advertised in New York City. The salary offered to the successful candidate will consider a wide array of factors including but not limited to the individual’s skill set and level of experience applicable to the role they are being offered. For New York City only, the annualized base salary range for this role is $120,000 - 150,000.
