Job Description
The Facilities Supervisor is responsible for maintaining the facility and production areas both inside and outside the building. including HVAC, lighting, and building maintenance, janitorial, building safety and security, fire protection, landscaping, utility management, budgeting, and project management for internal / external moves. They also perform building maintenance tasks in one or more fields (e.g., carpentry, electrical, heating, ventilation, and air conditioning (HVAC), and plumbing. In addition, the facilities supervisor plays a critical role in helping support a safety culture throughout the office and production plant and will interact with employees and managers from all departments.
- Conduct regular inspections including but not limited to ladders, stairways, electrical cords, and plugs (for damage), sprinkler systems (both internal and external), and emergency lights and light batteries. Replace non-working, broken and/or damaged items when needed.
- Assist with fire sprinkler systems test with gate and flow valves as well as checking the fire system back flow preventer.
- Conduct regular ground maintenance checks including possible chemical spills, debris, damage, off ground drainage for any contamination, and lawn sprinklers. Report and/or repair any items found during ground maintenance checks.
- Conduct regular checks on HVAC units to ensure they are working properly.
- Maintain and repair electrical equipment throughout the facility. Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g., wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power, and specialty tools.
- Install electrical conduit and wires and computer data lines.
- Maintain and repair plumbing throughout the facility. Perform minor plumbing maintenance (e.g., replacement or repair of leaks in commodes, drains, faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses, etc.).
- Perform minor painting and carpentry work (e.g., preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks, and handles, etc.).
- Reconfigures, installs, positions, and remounts’ modular offices and space (e.g., furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies, and hand trucks.
- Repair dock doors and levelers.
- Conduct various housekeeping duties including daily trash/recycling pickups (as needed) and keeping the outside dock area clean.
- Complete preventative maintenance on clean room and foam machine.
- Completes maintenance and troubleshooting beyond preventative maintenance on production equipment.
- Negotiate pricing with vendors for maintenance items and various contractors.
- Calculate the budget for facilities and maintenance department.
- Manage work order database and ensure all work requests are completed on time and KPI's are met.
- Will obtain bids from outside contractors and work with existing outside contractors.
- Maintains focus on continuous improvement by applying 80/20, PLS, 6S, and USa principles/techniques and makes process improvement recommendations to management.

Qualifications
Education: Associate degree and/or professional trade(s) training required, 3+ years of facility management experience in lieu of degree.
Experience/Skills:
- Minimum 3 years’ experience working in a facility maintenance position.
- Basic understanding of electrical, plumbing and carpentry
- Knowledge of maintenance & facility software/Systems
- Working knowledge of Microsoft office software (Word, Outlook, Excel etc.)
- Excellent technical aptitude
- Excellent general maintenance skills
- Good manufacturing operations/safety knowledge and practices
- National Electric Code knowledge
- working knowledge of HVAC Systems
- High level of accuracy and attention to detail
