Our Pre-Construction Manager will be a member of our Midwest Division and work from our Edina office with occasional travel to project locations. Our Preconstruction Manager plays a critical role within SitelogIQ by supporting projects in the K-12 market. This role ensures successful transition of projects from the sales and development phase, through the AE design phase, to the construction phase. This role exercises oversight over the internal pre-construction budget, specifications, and scope, guiding the team towards effective execution. Candidates should be willing to travel to project sites 10%-15% of the time within the Midwest Region.
Pre-Construction Manager Responsibilities
- Responsible for efficient project delivery and transition from the development phase into the construction phase.
- Performs estimating functions including quantity takeoffs and preparation of cost estimates.
- Responsible for developing and adhering to the overall pre-construction schedule, seeking input from other groups as needed, minimizing the time required to launch a project.
- Develops project phasing plan, seeking input for construction management and other groups, which allows for maximum construction efficiency.
- Creates draw schedules that align with anticipated overall project schedules and specifics of project funding. Generates the initial invoice to the client and coordinates with the project executive for invoice delivery. Monitors accounts receivable and drives working capital key performance indicators.
- Accountable for development of Division 1 Specifications. Assembles work breakdown packages that ensure clear delineation of work and responsibility. Coordinates approval of the documentation by the legal team.
- Reviews drawings, specifications and all other construction documents and makes the project team aware of gaps and potential risks.
- Leads the bidding process, including but not limited to: identifying and soliciting contractors, coordinating bid advertisement, ensuring adequate contractor turnout on bid day, conducting the pre-bid meeting, leading the addendum process, participating during the bid opening, tabulating bid results, conducting bid response evaluation, and formulating recommendations to client.
Pre-Construction Manager Qualifications
- 10+ years of experience in building construction and estimating or related field. Experience within K-12 or public sector construction is preferred, but not necessary.
- Comprehensive knowledge and first-hand experience of building materials, building systems, the construction marketplace, and associated costs.
- Demonstrated knowledge of conceptual estimating skills and SQFT costs in the public bid market.
- Excellent organizational skills, time management and ability to prioritize.
- High level of Proficiency with Microsoft Office Excel and Word, Bluebeam, Procore, Smartsheet, On Screen Take-off, and other estimating packages.
Physical Requirements
- Ability to lift 20-pound tool and equipment bags.
- Ability to safety climb ladders and move over uneven terrain as necessary to access facility equipment.
