Position Description: This is a Union position reporting to the Maintenance Foreman. This position is located at a 55+ age-restricted high-rise in Laguna Woods Village. Under general supervision, on an assigned shift, the Maintenance Technician monitors and participates in the general preventative maintenance in the common area and 311 manors in the two fourteen story buildings; and performs related work as required. Work involves regular contact with other departments, divisions, and residents.
Duties & Responsibilities:
- Monitors and performs a variety of building maintenance tasks
- Regular preventative maintenance of the building's electrical and mechanical systems; troubleshoots and repairs boilers, pumps, chillers, manor air handlers, cooling towers, electric transformers and switch gear, emergency power generators, fire alarm systems, automatic doors, fountains, lighting, laundry washers and dryers, and major commercial kitchen equipment
- Paints interior and exterior surfaces including: walls, trim, doors, ceilings, carports, and driveways and curb markings
- Repairs furniture and performs maintenance carpentry work to building fixtures, carports, and other facilities
- Operates power drainage auger, maintains drainage systems, and discusses service problems with residents and corrects the situation or refers it to a foreman and notes disposition
- Drives a truck to purchase various materials for jobs
- Works effectively with coworkers, customers, and others by sharing ideas in a constructive and positive manner
- Listens to and objectively considers ideas and suggestions from others
- Keeps commitments; keeps others informed of work progress, timetables, and issues
- Addresses problems and issues constructively to find mutually acceptable and practical business solutions
- Addresses others by name, title, or other respectful identifier, an respects the diversity of our work force in actions, words, and deeds
- All duties performed on on-site for the Community
- Follows up on individual assigned, written resident service requests
Equipment Operated:
- Truck, small power tools, paint sprayer, small hand tools, compressors, thermometer, electric meter, and shop tools
Work Environment:
- While performing the duties of this job, the employee is in a climate-controlled high-rise (occasionally exposed to paint thinner, cleaners, and dust) and exposed to normal outdoor elements
Desirable Qualifications:
Graduation from high school and general level maintenance experience or equivalent combination of education and experience that produces the following:
- Knowledge of the occupational hazards and safety precautions of the job
- Knowledge of the safety hazards and necessary precautions associated with complex high-rise building electric and mechanical systems
- Ability to communicate effectively with others in English
- Ability to establish and maintain effective working relationships with other employees and residents
- Skill in the use and care of tools and equipment used in the trades
Physical Requirements:
- While performing the duties of this job, the employee is frequently required to talk, hear, and to use hands to finger, grasp, kneel, pull, push, stoop, climb, carry, and lift to 100 lbs., and crouch. The employee is regularly required to walk for periods of up to 6 hours. The employee is occasionally required to carry, kneel, pull, push, stoop, lift to 75 lbs., work at heights up to 20 feet.

The hours for this position are as follows: Saturday-Wednesday; Saturday & Sunday 12:00 AM - 8:30 AM, Monday - Wednesday 8:00 AM - 4:30 PM.
