POSITION OVERVIEW:
The Annex Management Group is seeking a Senior Regional Floating Property Manager with student housing and LIHTC experience. The Senior Regional Floating Property Manager is responsible for and accountable to more than one property in the portfolio, providing excellent customer experience, supporting our company mission, and achieving property goals.
ESSENTIAL DUTIES:
- Due Diligence / Property Setup
- Collaborate with developers to gather all relevant property information.
- Set up the property in internal systems (e.g., Entrata, SharePoint).
- Lease-Up of the Property
- Lead the lease-up team from start to finish through a collaborative effort:
- Staffing
- Logistics: office setup, systems, workflow, etc.

- Tie up all loose ends from the lease-up and transition the property to the Regional Vice President (RVP).
- Examples include qualification tracking, certified rent rolls, meeting DCR, reporting, and ensuring all property systems are set up and running.

- Collaboration
- Serve as The Annex Group’s point person for each property during lease-up.
- Collaborate with developers, general contractors, and all internal departments.
- Customer Service & Community Engagement
- Provide excellent experiences for prospects, residents, vendors, community partners, investors, and owners.
- Execute resident services that positively impact lives.
- Achieve above-average resident survey results.
- Operational Support & Oversight
- Oversee the setup of initial property operations.
- Manage qualified occupancy and pre-leasing efforts.
- Conduct monthly financial analysis for each property.
- Ensure best-in-class curb appeal and property appearance.
- Performance Management
- Achieve key performance indicators (KPIs), including:
- Budgeted occupancy
- Controllable Net Operating Income (NOI)
- Collections at or below 2.5%
- Execution of the Community Impact Plan
- Achieve key performance indicators (KPIs), including:
- Compliance & Documentation
- Adhere to company policies and standard operating procedures.
- Comply with LIHTC (Low Income Housing Tax Credit) program requirements, including:
- Qualifying households
- Annual recertifications
- State agency and investor reporting
- Property-specific compliance
- Training & Leasing Operations
- Create and maintain a consistent leasing training program and materials.
- Onboard new team members into leasing operations and systems (Entrata, etc.).
- Conduct portfolio-wide leasing training, including outreach marketing, renewals, tours, leasing ratios, and follow-up.
- Provide one-on-one and full team training sessions both remotely and on-site.
- Ensure ongoing training compliance with company benchmarks and policies.
- Coordinate and assess quarterly phone and in-person shops; provide coaching to underperforming teams.
- Model effective leasing and customer service techniques for site teams.
- Team Management & Reporting
- Manage property team members to ensure adherence to policies and procedures.
- Accurately document and submit all internal and external reports.
- Financial & Safety Oversight
- Handle daily accounting functions, including accounts receivable and payable.
- Maintain the property in accordance with health and safety guidelines.
- Other duties as assigned.
