Description

Ojo Spa Resorts (OSR) is seeking a Facilities Manager to support its operations.


The Facilities Manager is responsible for overseeing and managing the administrative systems, tasks, and projects within the facilities department. This role involves evaluating administrative needs, implementing efficient processes, and ensuring the smooth operation of facility-related activities. The incumbent will work to improve existing systems and processes and develop new ones to enhance efficiency, consistency, and proper record-keeping.


The Facilities Manager will collaborate closely with the facility team, resort leadership, and other resort departments to conduct training, prioritize maintenance requests, assist with departmental recruiting, and ensure excellent communication between facilities and resort operations. Additionally, this role includes developing preventative maintenance programs, creating policies and procedures, managing inventory, maintaining records, overseeing regulatory compliance, and contributing to the continuous improvement of guest surveys. The Facilities Manager will also participate in safety committees, manage procurement processes, monitor energy and water usage, and assist with capital improvement projects.

WHAT YOU’LL DO

  • Oversee and manage the facilities department with attention to detail, ensuring satisfactory completion of tasks and projects. 
  • Maintain all equipment and systems in operational status, including adherence to Accor MEP standards, Fire & Life Safety standards, Risk Management, and environmental standards.
  • Ensure proper completion of the Preventive Maintenance Program for guest rooms, public areas, and safety systems while collaborating with the Housekeeping, Food & Beverage Department, Security, Purchasing, and other operational departments.
  • Manage mechanical rooms, including Boiler Plant, chilled water circulation, air handling units, and related systems.
  • Prepare and control the facilities department budget, including yearly budget preparations and monthly expense forecasting. 
  • Forecast and manage energy and water usage, associated costs, and CAPEX expenditures. Assist other departments with CAPEX needs and manage renovation or replacement projects.
  • Handle landscaping operations, pool operations, and water treatment for closed systems. 
  • Source cost-effective products and monitor the resort’s energy consumption daily and monthly.
  • Ensure prompt response to maintenance requests from guests, employees, and management. 
  • Recruit, schedule, and manage payroll, training, and development for facilities staff.
  • Coordinate and complete audits related to facilities and risk management, and ensure departmental health and safety, statutory compliance, and training programs.
  • Manage the Resort emergency response team in coordination with Security and Resort management. 
  • Oversee outside contractors and ensure compliance with City and State regulations.
  • Actively participate in the Resort's Energy Management, Occupational Health & Safety, and Environmental programs.
  • Lead a diverse team in general maintenance, HVAC, kitchen repairs, carpentry, electrical, plumbing, and grounds maintenance. 
  • Set up and attend monthly departmental meetings and manage ACCOR’s Energy/Sustainability Programs.
  • Evaluate administrative needs, manage the Net Facilities work order system, and conduct training on the work order system for other resort departments. 
  • Improve and maintain a comprehensive preventative maintenance program and generate standard operating procedures (SOPs), policies, and O&M manuals.
  • Create and maintain inventory of spare parts and equipment, foster excellent vendor and contractor relations, and manage procurement for commonly purchased parts.
  • Ensure proper filing of facilities-related vendor documents.
  • Participate in Safety and Emergency Response committees, identify opportunities for consistency across resorts, and ensure successful outcomes of regulatory inspections.
  • Manage wastewater/NMED record keeping and submittal, and assist in Capital Improvement Projects planning, estimating, and scheduling.
  • Actively engage in guest survey meetings to lead
