About the role

WinnCompanies is seeking an Assistant Property Manager to join our team at Oak Park, a 38-unit market-rate community located in Bakersfield, CA.
In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.
Please note that the pay range for this position is $19.00 to $20.00 per hour, depending on experience. It is also eligible for shared commission based on lease renewals.
Additionally, please note that this is a part-time position, which is not eligible for Winn benefits. The selected candidate will adhere to the following work schedule (which is subject to change depending on business need): Wednesdays through Fridays, from 9:00AM to 1:00PM, and Saturdays, from 8:00AM to 5:00PM.

Responsibilities

  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, processing recertifications, and negotiating lease renewals.
  • Maintain curb appeal, and keep the office, clubhouse, and restrooms clean and stocked at all times.
  • Provide exceptional customer service, respond to resident issues and complaints in a timely manner, create service requests as needed, and promote positive resident relations.
  • Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
  • Assist in all facets of physical and financial management as needed and assigned.
  • Monitor the flow of accounts payable, from issuing purchase orders to processing invoices.

Requirements

  • High school diploma or GED equivalent.
  • Minimum of 1 year of relevant work experience.
  • Less than 1 year of supervisory experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Experience with various computer systems, including Microsoft Office and social media platforms.
  • Outstanding verbal and written communication skills.
  • Excellent customer service skills.
  • Superb attention to detail.
  • Willingness to learn and be trained.
  • Ability to multi-task in a fast-paced office environment.
  • Ability to work with a diverse group of people and personalities.

Preferred Qualifications

  • Associate's degree.
  • Experience with RealPage property management software.
  • Knowledge of marketing and leasing techniques.
  • Experience with market-rate housing.
