About the role

JOB SUMMARY:

Responsible for overseeing the daily operations and safety of the Facilities department of the Universal Kids Resort (UKR) hotel and assigned resort-wide areas including but not limited to facilities maintenance and repair of buildings, interior and exterior walls, flooring, hotel rooms, rooftops, walkways, restrooms, furnishings, fixtures and other assets. Oversees water quality program, including day-to-day monitoring, treatment and maintenance across the UKR property including theme park water attractions, fountains, animal life safety water, stormwater conveyance systems, and wastewater systems. Contributes to routine, capital, and expense budgeting and sets direction and priorities for all maintenance functions within the area of responsibility. Facilitates the hiring, training, and scheduling of hourly Team Members across Facilities. Plans and schedules work orders and maintains efficient workflows to ensure completion of repairs and preventative maintenance.

JOB RESPONSIBILITIES:

  • Manages the facilities maintenance efforts for assigned areas including daily operation, routine, preventative/predictive maintenance especially for hotel rooms and water areas, discretionary, emergency repairs, as well as comprehensive asset life cycle management, etc., including but not limited to equipment maintenance/replacement, masonry, tile, pavers, woodwork, scenic paint, crafts, signage, carpet, drywall, furniture, commercial hardware, cubicle partitions, restroom stall doors, painting, roofing, concrete, door hardware, etc. Develops and refines maintenance standards and routine repairs and maintains all OSHA and Universal Quality Standards and procedures. Identifies vendor/contractor scope for various project needs and partners with Technical Services leadership to coordinate maintenance projects. Provides direction to Team Members and manages their workload.
  • Ensures the completion and processing of work orders to ensure projects stay on target. For water quality, ensures all work performed is in compliance with UKR’s regulatory programs/procedures, government agency requirements and local ordinates. Sets the priorities and oversees the testing, cleaning, maintenance of pool surfaces/drains, and water treatment filters, pumps, chemical systems, and other associated treatment equipment. Oversees proper retention pond levels to support park operation and severe weather preparedness. Ensures team maintains proper documentation of all required data to meet regulatory requirements and partners closely with EHS to ensure UKR remains in compliance. Provides reporting to local and state regulatory agencies as required per existing permits. Escorts regulators as requested during site inspections of permitted water bodies. Completes regular inspection of property to identify maintenance needs and safety concerns. Ensures safety compliance and adherence to all Universal policies and procedures and keeps safety a top priority of the Facilities team. Encourages a positive and safe work environment.
  • Responsible for hiring, training, coaching, and developing hourly Facilities Team Members. Manages labor budgets for assigned areas and creates weekly Team Member schedules. Monitors, tracks and records overtime and training projections and results. Mitigates overtime by adjusting staffing according to daily attendance projections. Analyzes and responds to various reports including but not limited to incident reports.
  • Drives and executes plans for the Facilities team that directly affect Team Member satisfaction (TSAT), Guest satisfaction (GSAT), and safety standards while utilizing existing tools to measure and monitor performance against targets. Develops appropriate action plans to achieve or exceed targets.
  • Oversees the capital and expense budgets and ensures financial responsibility and labor optimization. Routinely and regularly manage capital requests and execution of approved capital projects. Make sure all capital needs are input into the system and priority reviewed regularly. Monitors overtime, ensuring only used when absolutely necessary.
  • Assists with seasonal weather condition sustainment initiatives and special projects across Universal Kids Resort. Ensures efficiencies, show quality is at its highest level, water quality consistently meets established safety standards, and maximizes use of labor and seasonal downtimes to manage sustainment efforts related to various weather conditions.
  • Understand and actively participate in Environmental, Health & Safety responsibilities by following established UDX policy, procedures, training, and team member involvement activities.
  • Perform other duties as assigned.

SUPERVISORY RESPONSIBILITY:

  • Supervises a Non-Exempt team.
