Senior Project Manager - Multifamily Construction

JOB SUMMARY
The Senior Construction Project Manager embraces SoLa’s mission and is passionate about promoting SoLa’s short and long-term goals. Manages the entire pre-construction and construction process for assigned ground-up, multi-family affordable housing projects as required by SoLa’ Standard Operating Procedures. Responsible for facilitating the planning and coordination of construction activities and ensuring that all project objectives and profitability targets are achieved, from pre-construction through Certificate of Occupancy, including planning, work scheduling, coordinating with on-site supervisors, sourcing/procurement of materials, and other related functions. Will provide guidance to other Project Managers as necessary.
Requirements
- Lead the collaborative effort with architectural, engineering, and consulting teams to review and approve conceptual plans and construction documents, ensuring alignment with project objectives and high-quality standards
- Take charge of obtaining required entitlements, city-issued permits, and inspections for complex projects involving demolition and hazardous substance site abatement. Ensure compliance with applicable regulations and codes
- Oversee the selection and hiring of licensed contractors while serving as the Owner's Authorized Representative
- Facilitate the acquisition of temporary power, water service, gas connections, and utilities necessary for successful project execution
- Coordinate with key stakeholders, including LADWP, SoCal Gas, LADBS, Planning and Zoning, LA Fire and Safety, and Low Voltage Service providers, to streamline construction activities from start to completion
- Obtain the Certificate of Occupancy by following regulatory processes and ensuring plan compliance
- Conduct comprehensive site visits to oversee project progress, assess existing conditions, and create accurate as-built drawings
- Exercise keen attention to detail to ensure the project aligns with design intent and specifications
- Foster effective collaboration with various departments, such as Accounting, Purchasing, Leasing, Acquisition, and Development, to ensure seamless integration and fulfillment of necessary contingencies throughout the project lifecycle
- Collaborate with Construction Administration and field contractors to monitor construction costs meticulously from project initiation to completion
- Develop innovative strategies to reduce expenses, track budgetary expenditures, and minimize construction timelines
- Provide guidance, leadership, and mentoring to Project Managers, Assistant Project Managers, and Project Engineers, offering expertise on technical matters and addressing complex project issues that arise during the construction process
- Create and share comprehensive schedule and budget control tools, including spreadsheets and other relevant resources, to monitor expenditure and ensure the completion of all critical paths within the specified project timeline
- Manage the required project status reporting, including OAC (Owner, Architect, Contractor) meetings, budget monitoring, and schedule updates. Assume responsibility for creating comprehensive project reports, especially in the absence of a General Contractor for select projects
EDUCATION & EXPERIENCE
- Bachelor’s degree in Construction Management, Architecture or related field;
- Minimum 7 years' construction project management experience in the multifamily industry;
- Common sense construction practice knowledge;
- Extensive knowledge of construction materials and project phasing;
- Familiarity with codes, plan check, and permitting process;
SKILLS & ABILITIES
- Fluent in English and Spanish preferred;
- Proficient in Excel, Procore, AutoCad, and Revit;
- Well-developed time management skills with the ability to manage multiple priorities
- Highly organized, resourceful, proactive, creative, detail-oriented, and critical thinking skills required; willingness and ability to learn quickly and on-the-fly
- Ability to exercise discretion and independent judgment
- Ability to present information in a concise and easily understood manner
