About the role

The Associate, Real Estate Portfolio Management will be tasked with maintaining all the operating reports for the asset management team, conduct financial analysis for all properties under management, create financial models/reporting templates as needed, help asset management team with the acquisition and disposition of assets, support annual budgeting and mid-year re-forecasting, and assist with reporting on various metrics for multifamily and single family assets.                                                                                                                

What You Have Already Achieved (Requirements)

  • Bachelor's Degree in a related field (Financing, Accounting, Economic, Business Management)
  • Experience in Asset Management, Operations, Investments, or similar role is preferred
  • Experience working with investment portfolios, financial analysis, or risk management
  • Prior experience in financial modeling, valuation, and performance analysis is highly desired
  • Proficient in excel, PowerPoint, and Power BI
  • Advanced analytical skills and ability to summarize and communicate large complex data in a concise manner
  • Ability to travel as needed

What You Are Great At (Responsibilities)

  • Provide ad-hoc analysis on various operational and financial data as requested by management
  • Analyze rent rolls, financial statements, market surveys, and other property and portfolio-level reports
  • Support directors with developing, updating, and executing success action plans (SAP) for underperforming assets
  • Assist in the disposition process by compiling financials, BOVs, underwriting, and disposition memorandums for the Investment Committee
  • Perform sell/hold analysis for asset-level decision making and portfolio planning
  • Provide portfolio-level KPI's and update divisional presentations weekly / monthly/ quarterly / annually
  • Audit ancillary income, expense charges, and other fees annually to identify opportunities for increasing revenue and NOI
  • Responsible for the design, setup, maintenance, and analysis of a fund level metrics dashboard as an ongoing project with IT to automate and consistently improve
  • Manage data warehouse to ensure accuracy, timeliness, and accessibility of reporting for the entire real estate management portfolio
  • Update loan maturity/covenant tracker for existing housing fund debt
  • Organize, package, and deliver due diligence documents for various lenders and stakeholders
  • Serve as an analyst for the entire owned and managed portfolio of real estate assets
  • Work with the asset management team and various management companies to produce budgets for all assets annually
  • Conduct variance analysis and produce variance reporting for all assets comparing operational performance to annual budgets and pro-forma targets
  • Act as part of a due diligence ground team, visiting potential acquisitions to perform physical walks, electronically and/or physically review leases, and assess market
  • Perform operational analysis centered on expense management, cash flow, performance against budget, revenue growth, renewal rates, maintenance turnover time, and any other metrics as directed
  • Manage flow of data and information from 3rd party operators to DLP's data warehouse
