Job Summary:
The Regional Portfolio Manager is responsible for the overall operations, staffing, and financial performance of all apartment communities in their portfolio. This includes managing teams, occupancy, marketing, budgeting, maintenance, capital projects, collections, and safety. The role ensures high standards that meet owner expectations and protect their assets. Must be analytical, fair, consistent, and cost-conscious, and follow all company policies and direction. This is a remote-hybrid position that requires travel throughout the region. This position requires at least 5 years of multi-site residential management experience.

Key Responsibilities:
Leadership & Staff Development – Manage and support property teams. Oversee hiring, training, and development. Conduct annual performance reviews and provide regular feedback to maintain a motivated workforce.
Operational Oversight – Oversee day-to-day property operations, capital projects, vendor relations, and landscaping renovations. Support due diligence, acquisitions, and dispositions. Evaluate unresolved operational issues.
Budgeting & Financial Management – Create and monitor operating and capital budgets. Review monthly financial reports, purchase requisitions, and invoices. Analyze cost data and recommend strategies to improve income and reduce expenses.
Compliance & Risk Management – Ensure all properties comply with Fair Housing, health, safety, and licensing requirements. Coordinate safety meetings and work closely with agencies such as HUD for compliance.
Marketing & Occupancy Strategy – Approve marketing plans and rent adjustments. Conduct market studies to remain competitive. Support property-level outreach and provide leasing and marketing training to site staff.
Owner & Asset Communication – Act as liaison with property owners and asset managers. Provide insights, recommendations, and updates. Flag major decisions or areas needing corporate guidance.
Reporting & System Oversight – Use company software and reporting tools to monitor site performance. Review operating reports, salary analysis, and performance trends across the portfolio.
Resident Satisfaction – Monitor resident feedback and satisfaction levels. Implement strategies to improve renewals, maintain occupancy, and enhance overall community experience.
Cross-Regional Support – Travel as needed to assist with operations, transitions, or support in other regions.

Additional Compensation:
Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.
In addition to the base salary, this role may be eligible to participate in a bi-weekly, monthly, quarterly, or annual bonus program based on individual and company performance.
