SUMMARY

The General Services Department is seeking a skilled Commercial Building HVAC Maintenance Technician to join the Facility Operations Division. This position plays a key role in the maintenance and repair of City facilities in the Uptown District, performing a variety of tasks related to HVAC systems, plumbing, general building maintenance, and other commercial facility functions. While primary duties will focus on HVAC skills, the ideal candidate will be adaptable and willing to work across multiple trade disciplines as needed. We are offering a $2,000 sign on bonus.

Major Duties and Responsibilities

  • Perform inspections, troubleshooting, and repairs on various building systems, including HVAC, plumbing, electrical, and door hardware.

  • Diagnose issues by observing mechanical devices in operation and determining necessary repairs.

  • Install, lubricate, and clean system components to ensure efficient operation.

  • Maintain accurate records of work performed, including timesheets and work orders.

  • Read and interpret mechanical/electrical diagrams.

  • Conduct general maintenance of commercial building components such as plumbing fixtures, doors, and electrical elements.

Knowledge, Skills & Abilities

  • Strong problem-solving skills and ability to work independently.

  • Ability to read plans and diagrams

  • Must be able to work overtime, including weekend/holiday on-call and emergency call backs

  • Effective oral and written communication skills.

  • Ability to safely lift up to 75 lbs. and work in confined spaces, including climbing ladders and working at heights.

  • Proficiency in Microsoft Office Suite and experience with computer-based work order management systems.

  • Valid driver’s license and ability to maintain a city driving permit.

Preferred Qualifications

  • Experience working with commercial HVAC systems, including preventative maintenance and troubleshooting.

  • Technical knowledge of building systems beyond HVAC, such as plumbing, door hardware, and electrical components.

Minimum Qualifications

  • High School diploma with three (3) years of relevant work experience; or an Associate’s Degree and one (1) year of experience or equivalent combination of education, experience, and skills necessary to perform the job.

  • Requires a current Universal Certification for Refrigerant Handling

  • Willingness and ability to acquire NC State Contractor’s License within 18 months of hire.

CONDITIONS OF EMPLOYMENT

Final candidates must pass a pre-employment drug-screening test and physical examination. During the selection process, candidates may be asked to take a skills test, and/or participate in other assessments.
