Maintenance Area Lead (Fremont Region)

Location: oversee properties in the Fremont Region

The Maintenance Area Lead provides hands-on maintenance support and operational leadership across multiple affordable housing communities within an assigned region. Working closely with the Regional Maintenance Supervisor (RMS), Property Management, and site teams, this role coordinates inspections, supports maintenance operations, oversees vendors, and performs a wide range of preventive and corrective maintenance activities. The Maintenance Area Lead provides coverage during staff absences, prepares vacant units for re-occupancy, ensures work orders and regulatory requirements are completed accurately, and helps maintain safe, clean, and well-maintained communities. This position also serves as a resource to on-site staff by promoting best practices, supporting preventive maintenance initiatives, and fostering high-quality service for residents.

Responsibilities:

  • Coordinates and assists in various inspections, including unit inspections, safety inspections, and pre-agency inspections.
  • Assists property staff with planning and coordination of move-ins, move-outs, and upcoming inspections.
  • Assists community staff and the Regional Maintenance Supervisor (RMS) in identifying, prioritizing, coordinating, and carrying out maintenance activities and work orders.
  • Performs maintenance duties at various properties and provides maintenance coverage during staff vacations and illnesses.
  • Supports and maintains inventory control of maintenance tools, equipment, and supplies.
  • Maintains, augments, or substitutes for property staff in cleaning common areas and maintaining curb appeal, including trash container areas.
  • Plans, coordinates, and assists with maintenance duties, including electrical, plumbing, glass, tile, lock, painting, grounds, and irrigation repairs.
  • Supports site staff in ensuring work orders are accurately completed, closed, and properly documented.
  • Completes daily, weekly, and monthly ad hoc maintenance reports and assists site staff with utility routing and shutoff documentation.
  • Coordinates and serves as a resource to site staff on fire and life safety items, inspections, preventive maintenance, training, and special projects.
  • Assists in preparing vacated units for re-occupancy by cleaning, painting, and servicing appliances and unit finishes.
  • Directs and oversees contractors and service providers, communicates recommendations for Preventative Maintenance program improvements, and provides input for Long Term Capital Planning.
  • Protects the safety of residents and staff by repairing, remediating, documenting, and communicating safety concerns, and performs other assignments as requested.

Qualifications:

Education and Experience

  • High School Diploma or GED and three years of experience with property maintenance, vocational trades, such as electrical, plumbing, etc. or an equivalent combination of education and experience
  • Must have three years of supervisory experience with demonstrated knowledge in overseeing work crews and apartment turnovers at multiple sites

Knowledge, Skills, and Abilities

  • Excellent written, verbal, organizational, and time management skills, with basic proficiency in Microsoft Office
