Job Description
Turner & Townsend Heery are seeking a Construction Administrator / Assistant Project Manager with knowledge of design, construction, and operations, including general industry standards and practices with regard to workmanship, materials, and equipment typically installed on similar type projects.
The Construction Administrator / Assistant Project Manager is responsible for the inspection of all work performed by the contractors, and for promptly notifying the Turner & Townsend Heery Project Manager of any discrepancies.
The Construction Administrator / Assistant Project Manager shall coordinate inspections with the contractors to minimize any impact on construction operations and confirm that critical inspections occur as required. Inspections of critical activities may require that the construction contractor notify the Turner & Townsend Heery Project Manager and the Client Project Manager in advance.
The Construction Administrator / Assistant Project Manager is responsible for documenting all inspections, for identifying items that have been satisfactorily inspected, and those which require correction.
The Construction Administrator / Assistant Project Manager is responsible for activities that include, but are not limited to:
- Provides support and reports to the assigned Project Manager(s) or Project Director. Position has frequent interaction with the Owner/Client, consultants, design professionals and contractors.
- Directly assist the Project Manager(s) in managing, coordinating and administering the project through all phases of design and construction. Inspecting the work daily.
- Completing Daily Reports to record work inspected and work the contractor is performing that day. If no work is performed, the Construction Administrator / Assistant Project Manager shall provide a report stating that no work was performed.
- Aids in the preparation of documents (reports, schedules, invoices, RFI’s, submittals, meeting minutes/agendas, daily reports, change orders, inspections, closeout and client presentations) for programming, design and construction and will assist in maintaining information in project management software.
- Notifying the construction contractor and the Turner & Townsend Heery Project Manager of discrepancies that are not corrected promptly.
- Maintaining inspection records.
- Maintaining an active list of deficiencies and omissions, indicating corrective status.
- Marking up a set of record drawings to verify the contractor’s official as-built drawings.
- Reviewing the contractor’s as-built drawings for accuracy.
- Reviewing contract drawings, specifications, approved submittals, and all applicable codes and standards in preparation for upcoming inspections.
- Verifying that tests are being conducted as scheduled.
- Witnessing all tests to confirm that proper testing procedures are followed.
- Monitoring test results for acceptability.
- Retaining records of tests and results.
- Documenting testing activities in a report specific to that test.
- Notifying Turner & Townsend Heery Project Manager of test failures and of planned correction and retesting.
- Overseeing corrective measures arising from test failures.
- The Construction Administrator / Assistant Project Manager shall take weekly progress photographs that identify work that has been accomplished since the last set of progress phots. All photos shall be labeled to indicate the project, date taken, and what is being shown.
- The Construction Administrator / Assistant Project Manager shall photograph any work that will become hidden / covered up during the course of construction.
