Job Description
Maintain the day-to-day operations and assume responsibility for maintaining the physical asset of the property under the direction of the Maintenance Director. This is a great opportunity with room for advancement!
Essential Duties:
- Communicating with supervisor to determine the painting requirements and helping to make the best decisions for projects.
- Complete make-ready process of vacant apartments as directed by the Maintenance Director.
- Covering trim, floors, furniture and other surfaces with masking tape, drop cloths and other protective coverings to keep them free of paint.
- Preparing surfaces to be painted by washing them, filling holes and cracks with putty and sanding them until smooth.
- Applying primer and other sealers to paint surfaces to ensure that paint sticks to them.
- Mixing and matching paint, stain and other finishes to job specifications if necessary.
- Applying paint, stain and other finishes to paint surfaces using paintbrushes, rollers or sprayers.
- Maintaining an inventory of supplies like paint brushes, rollers and tarps.
- Removing old finish using scrapers or chemical compounds.
- Estimating time and material costs on painting projects.
- Cleaning machines, equipment and work areas using water, solvents and other cleaning aids.
- Reviewing and implementing work orders and assignments.
- Removing and reinstalling fixtures (e.g., doorknobs, electric switch covers) as necessary.
- Responsible for alerting the Maintenance Director of any unusual occurrence and/or damage that has taken place or that may occur.
- Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.
- Assure safety standards are used which comply with all company, local, city, state and federal guidelines.
- Ensure compliance of all work related activities in a fair, ethical, and consistent manner.
- Follow established company policies and those outlined in the Employee Handbook.
- Special projects and other responsibilities as may be determined.
Qualifications
- High school diploma or equivalent.
- Experience painting residential or commercial spaces.
- Good planning and organizational skills.
- Attention to detail.
- Solid communication skills.
- Good balance and physical strength.
- Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
