Lake City Servicing is seeking a detail-oriented and proactive Construction Draw & Loan Servicing Assistant to join our team. This position will Integral member of our loan servicing team, working with Borrowers, Lenders, and Inspectors to ensure a

successful construction process. We're looking for a detail-oriented individual to manage disbursements for active rehab/construction loans. This role requires strong judgment, communication skills, and a working knowledge of construction or lending practices. You'll oversee a large portfolio (200–300 active files) and play a critical role in ensuring construction progress aligns with loan terms and quality standards.

WHAT YOU’LL DO:  

• Integral member of our loan servicing team, working with Borrowers, Lenders, and Inspectors to ensure a successful construction process.
• Primary responsibilities include promptly, efficiently, and compliantly gathering necessary documents to complete the construction draw process. This includes processing, funding, handling all draws and modifications throughout the building process. 
• Manage all draw requests. Including balancing draw requests to lien waivers or invoices.
• Analyze budgets against sources and uses of funds to identify exceptions to or changes in conformity to standard monitoring requirements.
• Assess compliance with loan documentation to insure loans are within budget and time frame for project completion.
• Manage construction loan files including builder plans and specs, income verifications, assets, cost to build estimates, and site designs.
• Communicating with the loan officer, member, builder, inspector and title as necessary in order to receive proper documentation needed for a complete draw. This will also include approving all draws, obtaining appropriate level of approval from management as necessary.
• Coordinate inspection of the project with the certified inspectors.
• Set­up and maintain internal records keeping loan disbursements and project progress through input to the monitoring system.

WHAT YOU’LL NEED: 

• Construction Lending or Draws Experience (or) direct construction knowledge (field or office-based)
• Ability to read and interpret loan documents and third-party inspection reports
• Excel proficiency: beginner-to-intermediate (SUM, VLOOKUP, pivot tables, etc.)
• Experience with loan servicing systems, CRMs, or ticketing/database software
• Familiarity with budgeting, reconciliations, and light ledger accounting
• Experience handling lien waivers; title review is a plus
• Excellent customer service and communication skills – ability to de-escalate when needed
• Strong organization skills: juggling high-volume requests via phone, email, and internal systems
• High discernment and integrity: confidently hold boundaries, protect lenders, and seek solutions without shortcuts
