WinnCompanies is looking for a Maintenance Supervisor II to join our Island Palm Communities team located in Wahiawa, HI.
In this role, you will be responsible for assisting with the overall operation of residential maintenance either the service call functions and preventive maintenance program or the Change of Occupancy Maintenance (COM) teams. Perform the oversight of General Maintenance Associates, Technicians and/or specialists. Responsible for ensuring the team members in the field complete COM and service request work in accordance with time and quality expectations.
This opportunity offers a pay rate of $67,600 annually.

Responsibilities
- Maintain a close and highly responsive relationship to the day-to-day activities of the technicians, subcontractors, and residential service coordinators to facilitate the service and COM requirements for the location assigned.
- Adjust technician’s schedules as needed to complete all work requests in a timely manner.
- Develop and support technicians. Assist in the coordination of technician training, truck stock inventories, vacation planning, and company meetings.
- Responsible for duties of Maintenance Technicians, Service Order Coordinators, COM coordinators and other Field Supervisors in their absence or as required.
- Perform Quality Control checks for service request process for technician and subcontracted work to ensure time and quality expectations are met.
- Perform Quality Control checks throughout the COM process for technician and subcontracted work to ensure time and quality expectations are met.
- Service Order Coordination includes investigation resident complaints and resolve when possible and coordinating subcontractor work and schedule specialty work to be performed outside of the normal appointment system.
- COM Coordination includes scope and identify tasks required for COM including estimating time and cost to complete repairs, coordinating contractor work.
Requirements
- High school diploma or GED equivalent.
- 3-5 years of relevant work experience.
- 1-3 years of supervisory experience.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- General knowledge of HVAC, electrical, plumbing, and appliances.
- Experience with computer systems, particularly Microsoft Office applications.
- Excellent customer service skills.
- Availability for on-call activity during off-hours for urgent needs.
- Solid verbal and written communication skills.
- Ability to supervise and work with a diverse group of people and personalities.
Preferred Qualifications
- Vocational or technical training.
- CAMT certification.
