SUMMARY: 

 

The Industrial Maintenance and Operations Assessor will be responsible for performing commissioning inspections and consulting with a focus on material handling equipment, electrical and/or HVAC.  The inspections include a technical assessment audit of material handling equipment (MHE) and mechanical, electrical, and plumbing (MEP) equipment and systems.  The desired candidates will also possess a general knowledge of maintenance and operations procedures including inventory part storeroom management. The assessment professional should understand one or more of the following disciplines: industrial electrical systems, industrial mechanical systems, industrial controls systems, material handling equipment.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:  include the following. Other job-related duties may be assigned in conformance with state and federal regulations.

 

Core functions:

 

  • Conducts technical audits of major material handling equipment to verify, newly installed conveyance meets the requirements and specifications of referenced design drawings.
  • Observes Property’s mechanical systems, equipment, and components for the purpose of identifying significant Physical Deficiencies and evaluating the condition of each piece of equipment.
  • Provides photographic documentation of equipment tags, data tags, site and building features, and documents observations.
  • Will utilize experience with using a CMMS program for documenting work orders, storeroom inventory usage, and asset identification. 
  • Prepares detailed reports by collecting, analyzing, and summarizing information and trends found at project site.
  • Conducts interviews with the client in order to provide the highest level of service.
  • Reviews repair/improvement costs incurred by tenants/ownership along with the following documents (if available): certificate(s) of occupancy, maintenance reports and logs, Building and Fire Department inspection reports, and warranty information.
  • Maintains project-by-project communication with Lead and Senior Project Manager and keeps them informed of any actual or potential problems, including access or delivery issues.

  • Enhance professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks, and participating in professional societies.
  • Comply with federal, state, and local legal requirements by studying new and existing legislation, anticipating future legislation, enforcing adherence to requirements, and advising management on necessary action.
  • Protect operations by keeping company information confidential.
  • Deliver outstanding customer service through timely response and proactive solutions to clients needs.
  • Demonstrate BV’s guiding principles in support of the company's strategic goals.
  • Follow all documented policies, Standard Operating Procedures, and Work Instructions applicable to the position and support of BV's quality standards and strategic initiatives.
