About the role

The Senior Vice President, Property Management is a strategic executive leader responsible for the performance, direction, and evolution of a growing multifamily portfolio across multiple markets. This role determines what needs to be done to drive operational excellence, defines strategy beyond day-to-day business, and owns key initiatives that shape the future of the property management function. The SVP leads a team of Vice Presidents and Regional Property Managers, influencing performance through clear directives, financial insight, and innovative business strategies.

Key Responsibilities

  • Define and implement strategic initiatives that elevate operational performance, resident experience, and asset value across the multifamily portfolio.
  • Lead the annual budget development process and establish a rigorous monthly forecasting cadence for each asset.
  • Monitor financial performance, control expenses, and implement initiatives to meet or exceed budget expectations.
  • Conduct monthly financial reviews with regional and on-site leadership to assess performance and drive accountability.
  • Oversee capital improvement planning and execution, ensuring alignment with asset strategy and ownership goals.
  • Direct marketing and leasing strategies, ensuring consistency, innovation, and market competitiveness across all properties.
  • Identify and implement ancillary income opportunities to enhance property revenue.
  • Benchmark property performance against internal targets and national standards; develop action plans for underperforming assets.
  • Serve as the primary liaison with ownership groups, investors, and regulatory agencies (e.g., HUD, IHDA, IHFA).
  • Ensure timely and accurate delivery of owner reporting packages and performance updates.
  • Support acquisition and development efforts by contributing to due diligence, pro forma modeling, and operational planning.
  • Recruit, develop, and mentor a high-performing leadership team; establish clear goals, performance metrics, and incentive programs.
  • Collaborate with Human Capital, Legal, and Risk Management to ensure compliance, mitigate risk, and support employee development.
  • Drive innovation in operational processes, technology adoption, and resident engagement strategies.
  • Represent the property management function in executive leadership discussions and cross-functional initiatives.

What you should bring

  • Minimum of 10 years of senior-level experience managing large-scale multifamily portfolios (10,000+ units across multiple markets).
  • Proven ability to define and execute strategy, lead transformation, and influence performance at scale.
  • Bachelor’s degree in Business, Real Estate, or related field required; advanced degree or CPM designation preferred.
  • Strong financial and analytical acumen, including budgeting, forecasting, and performance analysis.
  • Demonstrated success in team leadership, talent development, and organizational alignment.
  • Deep understanding of multifamily operations, marketing, capital planning, and regulatory compliance.
  • Excellent communication, interpersonal, and relationship-building skills.
  • High level of accountability, professionalism, and strategic thinking.
  • Proficiency in property management systems and Microsoft Excel (pivot tables, VLOOKUP, charts).
  • Valid driver’s license and ability to travel up to two weeks per month.
