The Low Voltage Project Manager will work in a Construction Management capacity, cooperating with the DLC Field Innovation team to provide leadership for commercial and residential projects for all low-voltage scopes and installations. Identify design consultants and contractors, develop scopes of work, qualify proposals, negotiate contracts, and oversee all low-voltage installations, ensuring each project meets organizational standards, project development requirements, and owner expectations.
Key Responsibilities
Serve as the lead construction management Project Manager for integrated technology scopes at Austin Surf Club and Driftwood, including enterprise audio visual and automation, networking, security, horizontal to vertical fiber connectivity, and OSP and private/public fiber planning, amongst other scopes.
Develop estimates and responsible budgets for all projects and scopes.
Work closely with the development and innovation teams to understand or develop standards and scopes of work.
Identify qualified design firms and contractors to perform and bid scopes; assemble RFPs, distribute and qualify proposals. Make recommendations for project consultants and contractors.
Develop and track baseline schedules against actuals. Cooperate with install contractors to manage deliverables.
Develop and manage integrator relationships to ensure quality and timeliness of deliverables, during design, installation and through warranty.
Cooperate with the development and security teams to identify needs, develop scopes, budgets and schedules, and identify and manage the appropriate vendors and contractors for the performance of the work.
Perform design drawing reviews to ensure the plans express and meet the project needs and standards.
Cooperate in weekly coordination meetings between design, construction, field planning, security, and innovation technology to ensure cross-team communication.
Provide monthly reports as required to the development team and buyers, either through oversight or the ownership, to ensure accuracy and reliability in completion.
Use the project construction management software (Procore) in the performance of the work, including drawing uploads and maintenance, budget entry and forecasting, contract/commitment distribution, change order management, contractor payment applications, and all other required tools for the successful management of project controls.
Manage the field quality control process, ensuring checklists are completed and updated as required, that field construction matches the specifications and drawings, and that corrections are captured and incorporated into new drawing sets.
Oversight of the third-party general contractors’ warranty program through occupancy.
Monitor all construction related issues, resolving and elevating when required.
Ensure as-built drawing sets are maintained on every project, and lessons communicated with design team for plan incorporation.
Oversee the timely and successful completion of all punch lists to brand standards.
Perform constructability reviews during plan development to ensure drawings lead to efficient construction methods in line with brand standards and budgets; lead value-engineering efforts when required.
Oversee and ensure inspections and third-party tests are approved and resolved as required.
Document and track contractor performance with schedules, budgets, communication and quality.
Participate in weekly OAC meetings for all assigned projects.
Track contractor procurement to ensure long-lead items do not delay schedules.
Qualifications
Baccalaureate degree in field applicable to position and applicable work experience.
Construction Management certification, or equivalent experience shall be given preference.
Procore Certification (may be obtained after hire)
Industry Accreditation from BICSI (RTPM), CTS, CTS-D or similar accredited organization may be given preference, but not required
Must have a minimum of a Baccalaureate degree in Management, Construction
