Summary
The Director of Operations plans, directs, and coordinates activities of the college-wide physical plant, including providing oversight for maintenance, building and grounds (include the following – custodial operations, and as assigned act as the Owners’ Designated Representative on renovation and construction 807projects). Oversee the functioning of building systems including mechanical, electrical, plumbing, HVAC, fire/life safety, elevators, etc. Manages the maintenance of buildings, grounds, and college-wide infrastructure. Serves as the principal staff member responsible for planning and management of the campus facility plan, deferred maintenance plan, and external and internal reporting of facility matters. Problem solving, fleet management, workflow management, and organizational skills are required.SALARY:

Salary Range $80,715-$125,160 (12 months, Exempt)
Salary step placement is based on experience per Drake State’s practice for awarding salary step credit
Work Hours: 8:00 am - 5:30 pm Monday - Thursday and 8:00 am - 12:00 pm Friday and other hours as needed.
Examples of duties
The Director of Operations shall perform duties in alignment with the policies of the Alabama Community College System Board of Trustees and the J.F. Drake State Community and Technical College Faculty and Staff Handbook.- Serves as a liaison for the department and communicates with vendors, architects, engineers and contractors engaged in construction, renovation, maintenance and other major projects.
- Supervises maintenance performed on physical plant facilities and setting priorities as necessary.
- Monitors and supervises the renovation, construction, and maintenance of capital improvement projects.
- Coordinates with the President for bids, negotiation, and awarding of contracts for construction and renovations.
- Oversees contractors for facility renovation projects.
- Provides supervision and technical directions for department staff.
- Oversee, participate, and direct all phases of a comprehensive preventive maintenance process for all buildings and associated equipment and updates as needed.
- Analyzes and solves facility and infrastructure problems, complex issues, and directs emergency repairs.
- Monitors the use of utilities (gas, electricity, water, sewage, and garbage) and address abnormal usages and/or changes.
- Implement procedures associated with workplace safety, environmental management and building codes.
- Provides training of physical plant personnel in safety and maintenance procedures.
- Establishes policies and standards for physical plant operations as directed by the ACCS Facilities Division.
- Write specifications for renovation and construction projects that must be bid.
- Analyzes bids for building and grounds repairs and services.
- Supervises the selection of equipment or materials to meet campus needs.
- Ensures compliance with legal standards and local code enforcement agencies (Authority Having Jurisdiction - AHJ) in the design, construction, and renovation of new or existing structures.
- Develops and maintains a comprehensive master plan for facilities.
- Gathers data, compiles information, and prepares reports to support accreditation efforts and other projects as needed.
- Develops and implements policies and procedures and applies standards to facility maintenance workforce.
- Maintains the college fleet of vehicles, scheduling maintenance, cleaning and other required maintenance.
- Manages, plans, and monitors the College’s facility operations including HVAC and other utility automation systems, construction, building and grounds maintenance, capital improvement projects, preventative maintenance programs, and custodial standards.
- Maintains the College’s compliance with the Department of Labor Occupational Safety and Health Act (OSHA), Americans with Disabilities Act (ADA) relating to facilities and appropriate staff, and other regulatory agencies as appropriate.
